Q&As

Converting a garage is a great way to add value to your property.

You do not normally need planning permission and the works will fall under permitted development - particularly if you are not altering the structure of the building.

There are a few things to consider;

If the garage is a stand-alone construction (as opposed to integrated) then you may have to apply for change of use. Similarly, if you live in a conservation area or your property is listed, then you will almost certainly require planning permission. You should also check the conditions of your deed or lease as sometime there is a requirement/covenant that limits your ability. If so, you can apply to have this removed.

Is your garage big enough? A single garage will add around 150 sqft. A Double garage will be around 300 sqft - but do you need it all, or just half? These are all things to consider - not to mention building regs. What needs to be upgraded? What already complies / doesn't comply etc.

The main obstacle is headroom. Is there sufficient head room? 2.3m over at least 50% of the area is recommended. If not then it might not be worth while.

Other factors are;

Roof type - what type of construction? How easy is it to convert. How old is the roof? Typically, the older the better, as the pitch is usually steeper. Most house built before 1960 ish will have the traditional rafter and purlin design.

Access - i.e. where do the new stairs go? What is the impact to the rest of the house? If there is an easy solution/location then there is minimal impact.
