Services

Building Surveying (Rics Level 3 full structural)
we provide a comprehensive inspection report. It’ll include pictures and detailed descriptions of any faults, plus all our recommendations. The reports can be used to negotiate on the property value if there are any faults.
We also include an environmental report within the survey, providing information on flood risk, geology, etc.
We would always recommend a level 3 if the property you are buying is more than 10 years old.

Roof Inspection Surveys.
This survey is included within the Rics level 2 & 3 Building Surveys.
No matter what material your roof is made of, roof repairs and inspections are essential to maintaining a sturdy home. Having a secure roof to keep the rain out and the heat in is a basic requirement for any home. Roof repairs can be expensive but roof replacements are even costlier, so it is a good idea to distinguish exactly which one you need before committing. A roof inspection will tell you whether to replace or repair your roof and advise you as to how much this will cost. It’s a great way of ensuring your spending your money wisely.

Why do I need a survey, remains the same.

Rics level 2, Home Buyers Survey.
This survey was designed by the Royal Institute of Chartered Surveyors (RICS) and is also known as a “homebuyer survey.” The report is carried out in a standard form and is best suited to modern homes in a reasonable condition as it isn’t a fully comprehensive inspection. The report rates the main areas of the property in terms of condition. A rating of “three”, means the area is need of urgent repair, a rating of “one” indicates no action is required. The homebuyer’s report includes:

An inspection of the general condition of the property
The major indoor features like the roof, walls and floors.
An assessment of the state of any woodwork – checking for signs of woodworm or rot
A damp test on walls
An assessment of the condition of damp proofing, insulation and drainage
Suggestions for areas of further investigation

Building Survey. Change to full building Survey and thermal Imaging survey.

Full Building survey and thermal Imaging Survey.
This is the most thorough property inspection you can do and usually takes at least a day. Although suitable for any property, you should get a full building survey for old or listed buildings. It’s also good for properties that are unusually constructed or have been drastically altered. The survey can also be tailored to your specific needs.

Details of all faults in the property and estimates of how much they would cost to repair.
A full thermal Imaging survey of the property, highlighting the cold bridging, heat loss and humidity of the property that can lead to mould growth.
A damp test on walls and a report on the condition of the damp proofing measures in the building.
An assessment of any timber in the property, checking for signs of rot or woodworm
Information about the amount and condition of insulation and drainage
A detailed report of the construction and materials of the property
Recommendations for any further inspection work needed.




We are experts in this field and carry out these surveys for home buyers, home sellers, tenants and landlords.

If needed we also use thermal imaging to identify issues, and the survey comes up with the cause of the problem and recommendations on how to solve it.

Our timber and damp surveys include the following.

Inspection for Rising damp, penetrating damp and condensation levels.

Inspect the wooden floors for rot and beetle infestation.

Assess whether subfloor ventilation is adequate.

Inspect the roof timbers for rot and beetle infestation.

Pass comments on the visible condition of roof coverings and rainwater goods.

Inspect the property for signs of any condensation-related issues.

Assess the existing ventilation strategy in the property, such as checking the right,
type of extractor fans is fitted.

Inspect the basement for signs of water ingress (if needed)

Pass comment on the general condition of the building

Damp properties can usually be eliminated or managed easily, with little cost.
The survey includes a partial building survey to understand how your property is constructed.
Mapp out the damp and discover where the moisture is coming from.
If we need to lift floorboards, we will do so with your permission.
If we need to use a thermal imaging camera, we will do so; this will highlight the temperatures of the building and can lead us to the causes of moisture.
Once we have discovered where the damp is coming from, we will do a report, including details of how to eradicate or manage the damp and any other work that may be needed.

A thermal imaging survey will identify where you are losing heat from your property. The survey comes with a full report and recommendation.

On our visit, we will take many thermal images of your property; this takes between 1-2 hours, depending on the size and how complex your property is. We then go back to the office and analyse the images in our software, looking for anomalies of temperature within the fabric or your property.

We will generate a report with the images and our recommendations; after you have received the report, you can contact us at any time if you have any questions or wish us to comment further on any point.
We also include a 29-page document based on extensive building and thermal surveys that provides a wealth of information and insights on why properties may be cold and how to make them more comfortable and energy-efficient.

The thermal imaging survey will look at the temperature difference from the external and internal of your property.

Externally, we can see if the property is losing heat from uninsulated areas; internally, we can see if there is a cold bridging and cold air ingress into the property from outside.

Missing insulation is not the only cause of heat loss; we are not just thermal imaging surveys (thermographers). We are also Building Surveyors and will have a good understanding of how your property is constructed.

We pride ourselves on being totally independent; we have no ties to companies or products and do not recommend any. The advice you get in our report is completely Independent and not a veiled sales pitch.

We use the latest Infrared technology to accurately measure areas of moisture, leaks and energy loss without mess, disruption, or scaffolding.

The thermal images provide hard data free from the assumption or bias that you risk with a traditional building survey.

Thermal surveys ideally need to be done before sunrise or after sunset so the solar heat does not affect the infrared image; we also need a temperature difference of 10 degrees from outside to inside and will ask you to have your heating on 2 hours before we do the survey.

Party Wall Surveying.
Whether you are a property owner having construction work carried out and require a Party Wall agreement with your neighbours to facilitate the construction work, or the adjoining owner and have been served a Notice under the Party Wall etc. Act 1996 by your neighbour and want the protection of the Party Wall, etc. Act 1996. We are happy to act for you.

A party wall agreement is typically required when construction or renovation work is planned on or near a shared boundary between two properties. The purpose of the agreement is to regulate the rights and responsibilities of property owners concerning the party wall or structure. Here are some common scenarios in which you might need a party wall agreement:

1. Building on or at the Boundary Line (Line of junction).
- If you plan to build a new wall or structure on or astride the boundary line between your property and your neighbour's.
