How can someone tell if their Garage is suitable for conversion?
This can be surveyed by your local building control authority and they will let you know at what standard you need to change aspects of your garage to uphold to current 'living space' regulations (Typically they will ask for sufficient insulation in walls and floor - please note this may mean excavation and damp proofing of garage floor.) We also offer a no obligation visit to look at what you can and cannot do with your garage space.
Run us through the different stages of the Garage conversion process - what's involved?
Firstly; if we are taking the route that you wish to convert the space into a living area to building control standards, the walls and floor will have to be surveyed for sufficient damp proofing - they will then have to have sufficient insulation which could be anything from 50-100mm usually Celotex or Rockwool in the walls and Celotex or JabLite in the floor (the floor may require excavation if the depth is not low enough. This would then require a screed and sufficient DPM below or a Bitumen coat afterwards. Please survey also the garage roof and see wether this needs to be stripped and changed and insulated accordingly (this may incur extra cost if Asbestos.) The Garage door can either be replaced with a new insulated double glazed door or brick/blocked up with or without a window. The space can then be prepped for a liveable space.
How can someone tell if their loft is suitable for conversion?
The first thing to check is wether you have a minimum head height 2.2m. There may be other factors which may need looking into also - for example, how much room does your chimney stack take out of the space and wether a water tank will need to be moved. Usually if you don't have the requirements you are looking at a cost of a higher dormer and roof alteration.

- Scaffolding - I advise to pay more to have a tin hat on top, this not only protects but the initial cost of it is the same as the builders having to cover up at the end of everyday.
- Removal and Demo of old and rotten material (if needed.)
- Structural alterations, timber framework, beams, rafters and perhaps RSJs if needed.
-Board loft floor
-Form the dormer (if you are having one) and/or form velux openings.
-External roof Tiling and/or lead and/or brickwork/blockwork/render
-Partition walls, first fix electrics and/or plumbing.
-Insulation to BC regulations
-Installation of new stairs
-Dry lining and Plastering
-Decorating and second fix electrics and/or plumbing
