We used FA Surveyors for a residential full building survey recently. Faheem visited the property promptly and conducted a very thorough survey. He produced a detailed survey document with photos, which raised issues that we would not have discovered. It definitely helped us negotiate the asking price. FA Surveyors was established in 2017 in response to continued positive feedback from clients served. It is this feedback together with the professional pride and satisfaction taken in achieving consistently good results for our clients that will remain the core aim of the business day to day.

My working career started as a software Engineer, back in 1984. I worked for several large IT companies e.g. Logica space and defence, BAE Systems, Thomson Marconi Sonar and Racal Avionics. My work involved designing, coding and testing real time safety critical fly-by-wire flight control Software for military aircrafts such as AMX, Tornado, Eurofighter; Merlin, Lynx and Sea King Helicopters. My most auspicious project was working as a team leader on the Cassini/Huygens project for ESA and NASA. Cassini was a spacecraft built by NASA and Huygens was a probe built by ESA which was transported to Saturn by Cassini and designed to land on Titan. Launch date was 1997 and rendezvous with Saturn was in 2004. My claim to fame is there is a space probe sitting on the surface of Titan right now with my code on it.

Having had a successful and rewarding career as a software engineer for 20 years, I felt like a change and a new challenge. In 2003 I left my software engineering career behind me and in 2004 achieved an MSc in building surveying and started a new career as a Building Surveyor. I worked for Lawson Queay Chartered surveyors, a renowned and successful company based in the south east. During my time with them I became chartered and honed my skills and experience in many aspects of building surveying, i.e. as a Contract Administrator, Employer’s Agent, CDM Principal Designer. I worked on various refurbishments and new build projects for dozens of Housing Associations and Local Authorities in the south east and was Involved with Designing, Specifications, Employers Requirements, Tendering, Health & Safety, Building inspections, Building pathology, Building surveys, Measurement surveys, Condition surveys, Feasibility reports, Party walls etc.

In 2017 I decided the industry was missing good, experienced, dedicated surveyors who sincerely cared about the service they provided and the needed to be conscientious, responsive and flexible and empathetic when dealing with clients.

As a small business FA surveyors care about your project as much as you do, and the advice you will get will always be qualitative and practical, all with a personal touch. At work I am passionate about the built environment, however outside work my passion lies in the natural environment. I am a member of several local wildlife groups, a group scout leader and a STEM ambassador. My interest and knowledge of the natural environment allows FA Surveyors to provide additional information in our tailored L3 reports, i.e. Japanese knotweed, pests etc; something which other surveying companies cannot match.

I have good all round knowledge of not only the built environment but also the natural environment. I can therefore put a lot more useful information in my surveys which other surveyors cannot match. I go over and above to ensure client satisfaction and my Google reviews are a testimony to my efforts.

I care about the environment and can confidently say my office is 98% paperless.

I will be happy to look at photographs free of charge and offer my professional impartial opinion. Sometimes a photograph is all that is needed to dispel any concerns you may have.

All government guidelines are followed: i.e. checking before a survey if anyone has shown any Covid symptoms, mask wearing, using sanitizer gel before and after surveys, asking clients to open all windows before a survey, asking them to stay in one room during the survey etc.

Services

A high level survey providing a far more detailed analysis of the findings. Recommended for flats or houses that require a lot of work and older properties. Survey will not only describe visible defects but also consider potential issues caused by hidden flaws. The benefit of a full Building Survey is the detail that the report will go into when discussing a particular defect. Where a defect is noted, the report will provide analysis of the defect, its likely causes and the possible solutions for rectification.

A medium level survey, which is recommend for flats and modern houses. It is a cost effective method of minimising risk by giving the buyer sufficient information to make a reasoned and informed decision regarding the property.
The report is based on a visual inspection of the property, aimed at clearly distinguishing the defects and issues noted. This survey comes without a valuation.

Schedules of condition are often appended to a lease to record the condition of a property prior to lease commencement, with the intention of the schedule to limit the tenant’s repairing liability. Thy are also useful when undertaking Party Wall work.

These detailed reports, which usually relate to a specific individual defect or a particular problem that has been observed in a property, offer a full diagnostic survey and defect appraisal based on the observations. The Defect Report also provides recommendations for the appropriate remedial action or further investigation.
Typically such surveys could cover a serious structural defect such as cracked or bulged walls, sagging and uneven roofs, or dampness problems.
These surveys are suitable for all types of properties.

The Act generally relates to works and alterations to party structures (e.g. a party wall/floor), the construction of walls near boundaries and excavations within three/six metres of a party structure or a neighbour's building.

Its purpose is to protect the interests of the Adjoining Owner (the neighbour) and to grant additional rights to the Building Owner (the person wishing to carry out building works) in order to assist them in their construction work.

We can advise you on whether the Party Wall Act applies to the proposed works on the property, issue the necessary Notices and agree the Party Wall Award with the Adjoining Owners’ surveyor, detailing the agreed provisions if a dispute has occurred under the meaning of the Act.
