Services

We offer a complete Architectural Design service for commercial and residential projects, ranging from the construction of a single-storey rear extension, to a new build home.

We offer extensive experience in all sectors, and are able to provide advice at the design stage on planning, maintenance, health and safety and environmental considerations.

This will be followed by the production of plans for statutory consents and/or construction purposes. As part of the service we can liaise directly with local authorities and media providers on the client’s behalf.

The building survey, formerly known as a structural survey, is a thorough investigation and assessment of the construction and condition of a building.

This type of survey is essential before purchasing or leasing a property, and the survey report we prepare will highlight any noteworthy defects, provide advice on any planned refurbishment or redevelopment, and recommend further considerations for the attention of the client’s legal advisors.

We will also provide budgetary costing’s for any remedial works required to the property. This monetary information often provides grounds for negotiating the purchase price.

Dilapidations law is a specialist field that expert knowledge of current landlord and tenant law, practice and procedures.

We have extensive experience in acting for both landlord and tenant for a range of commercial, industrial, retail and historic building types.

Maintenance is critical to the survival of any property, but is too often considered a slow moving problem in a fast moving world, and is therefore low priority when compared against more pressing needs, until of course, a crisis occurs.

In order to avoid the headache of a costly defect repair, the best way to protect and maintain a building is to undertake a combination of proactive and reactive maintenance. However, knowing when, how, and how much for is critical information, and it is for that reason, we offer our clients a Planned Maintenance Survey (PMS), which provides a long term programme for maintenance and associated budget costing.

PMS can provide a useful maintenance strategy for property freeholders, landlords and tenants alike, where a common interest is typically shared for a property to be kept in a good condition and to a statutory compliant standard.

The Party Wall etc. Act 1996 is a law that provides homeowners within England and Wales certain rights and responsibilities when carrying out works to party walls, floors and ceilings in flats, boundary lines, and excavations close to neighbouring buildings.

The party intending to carry out these works are referred as the Building Owner under the terms of the Act, and it is their obligation to serve Notice for the relevant works on to the owner of the neighbouring property (Adjoining Owner). When an Adjoining Owner dissents to a notice, the two owners have to either agree the appointment of a Surveyor, or each appoint a Surveyor, to resolve the matters in dispute.

We have extensive experience in the Party Wall etc. Act 1996 which enables us to provide sound advice to clients on the implications on the Act, and ensure that their interests are safeguarded.

From the construction of a single-storey rear extension to a new build development, construction work is complex and requires careful planning and design in order to be successfully progressed from inception through to completion, and with optimum cost control.

We offer a full design and specification service which includes providing a detailed document setting out the scope of materials, quality of workmanship, design and services required to meet the clients’ proposal, including the preparation of accompanying technical plans and elevation drawings.
