How can someone tell if their Garage is suitable for conversion?
Firstly I’d be looking at what the conversion is for, will you have enough space considering the walls will probably need to be insulated and then plastered. Secondly, what services will you require in the new space, are there services close by? Perhaps this will determine the possible layout of the new space to keep costs down.
Run us through the different stages of the Garage conversion process - what's involved?
Let’s assume it’s a single skin garage which is the most common. First stage will be to start waterproofing the walls and floor. This can be done as a paint on solution, like a black Jack or as a material membrane.
Second stage will be to start battening off the walls in preparation for insulation and plasterboard. Once the battening stage is complete, first fix plumbing and electrics. Pulling your cables and pipes around into the desired locations.
Then we would look at insulation, the floor, walls and ceilings.
Floor screed or floorboards would be laid next. This will give us a nice for and hard surface to work on.
We would then plasterboard the ceiling first and then the walls.
Plastering will then follow suit, once dry enough the mist coat will be applied. We would then add the flooring, unless it’s carpet, in which case the skirtings would go on (skirting would be after a hardwood floor or it would be before a carpet)
Painting can then continue inline with plumbers and electricians second fixing.
Big clean up at the end and a perfect handover to the client.
How can someone tell if their loft is suitable for conversion?
You have to look at the headroom you have in your loft as it stands. If you can’t stand up as it is. Then we would have to look at raising the ridge. This involves the roof coming off completely and starting again.
Truss roofs are also slightly tricky although do-able and will need a bit more planning.
Bear in mind with all options, you need a stairs! This ideally wants to end up as central to the roof as possible for maximum head height.
Run us through the different stages in the loft conversion process - what’s involved?
First stage is a big clean out! All the old insulation and have a blank canvas.
Then if there are services to move and lose, they need to be taken care of.
Depending on the original structure, we would then start by putting new floor joists down alongside the old ceiling joists. Then we would start creating a dormer or velux opening, trimming out the old rafters.
Insulation time! This will usually involve battening off the old rafters, because we need sufficient insulation and a sufficient air gap between the new insulation and the old roof covering. Generally this will 2 inches pinned onto the underside of the rafters.
First fix electrics and plumbing can start, bring all the services under the floor and up into their desired locations.
Stuff the floor with insulation. This is not just for thermal properties but will act as an acoustic barrier too.
Flooring can go down, this will give us a nice solid platform to work from. We would then start putting stud walls up inside and creating rooms.
Insulate between all the rafters and usually over the top too!
Plasterboard throughout followed by plastering.
Mist coat of paint, followed by plumbers and electricians second fixing.
Skirtings and doors to go on, painting finished, big clean up, handover to the client and another happy customer
