You would need to have the existing walls and foundations assessed. Most garages of brick/masonry construction with concrete strip footings at least 700mm deep are (with modification) structurally suitable for conversion. There are planning and boundary matters that need consideration too however.

I would recommend that the planning status i.e. Permitted Development (PD) rights is checked first.
Then either draw up plans for a planning application if PD rights not applicable, or go straight to Building Regulations application. We will provide all of the structural advice for the above in the form of calculations, plans and details for the builder to follow and meet building/control inspection sign off. Our plans and specifications can also be used to go out to tender and for costings when inviting builders to price work.

The suitability for conversion normally hinges on the available floor to ceiling height, particularly at the step of point of any new stairs. This can be assesses for compliance in accordance with the building regulations.

As above check if PD Rights apply particularly for any new dormer or window, then proceed as described above for garages. In both cases this and garages above, if a planning application is required we would advise that you appoint a qualified Architect for this coming to us for the Structural Engineering services
