Most garages are suitable for conversion, if they are of a solid structure, such as brick, block or stone. Timber garages can be converted but require a lot more work. Attached garages are generally easier than detached (but they can be done) as services are normally easier to connect to. Most garage conversions do not require planning permission and come under permitted development. However all conversions will have to meet building regulations.

The main issue with garage conversions is the floor. Garage floors are generally concrete, but earlier ones did not always have a damp proof membrane under the concrete. To cover this we always coat the existing floor with a tanking slurry. This prevents and damp coming into the new space. Then the garage door is removed and the opening built up to allow for new windows or doors. Along with any knock through to the main house that is required.
First fix electrics and pie work for heating is installed, insulation is then fitted to the floors, walls and ceilings. A new timber floor is installed over the insulation, with plasterboard to the walls and ceiling with a smooth skim plaster finish. Second fix of electrics and heating along with skirting and architrave to finish. Assuming there is no internal separation walls.

I have been in the building business since leaving school in 1982 most of that time working for myself or as a subcontractor to larger companies. I have learnt most trades from working with old school experienced tradesmen. I have been fortunate in that I have been involved in all sorts of building projects over the years. I moved to Cornwall 5 years ago after meeting my now wife. I formed Pendragon Services 3 years ago as a sole trading business. I have never had the need to offer any formal guarantees with my work. If there is a problem with my work I will correct it, even after a reasonable length of time. It's a case of building trust with the customers. Insurance backed guarantees can be added to the estimate if required.

The part I love most about building is at the end of the project, when the customers shakes my hand and says 'thank you we love it'.

I have been working for myself most of my life. I couldn't do anything else other than run my own business.

I would hope that clients choose me because once they have met me they can see that I am honest, knowledgeable and I care about the project they will entrust to me.
