Lavish Construction completed an extension to my kitchen and garage including the complete replacement of the garage roof. Ian provided me with a comprehensive quote for the works and went through every line to ensure I was fully aware of the works involved.
Ian delivered the project to budge and his teams were all very professional keeping me informed of what stage they were at. There were a number of issues identified due to the age of the building which Ian’s teams recommended solutions but kept me fully involved in the process. The finished extension is to a very high standard and I am very happy with the finished works.

Ian and Lavish Construction have completed 3 refurbishments for me on properties I bought to renovate. I received a comprehensive quote and in the main, the budget was adhered to, only being exceeded due to unforseen issues uncovered once work had commenced. The building works were all carried out in a timely manner and I was pleased to see the workmen cleared up after themselves. However, before you start the main aspects to check depending on its intended purpose consider;

> Check your property deeds to ensure you have no building work restrictions
> Planning permission - you may need to obtain planning permission dependent on if you are planning to extend or are working on a detached garage
> Building regulations - if you are converting your garage into a living space you will need to comply with building regulations. Building regulations differ from each local authority
> Other points to consider - if you require drainage you will more than likely need to install new drainage to avoid flooding and blocked drains

- Check planning approval

Most lofts can be converted, you will need to conform to satisfy building regulations regardless of whether you need planning permission.

The regulations will differ depending on the type of conversion you have, and are put in place to make sure work carried out is structurally sound. Below provides a list of what is included within the regulations;

> Floor and beams - new floor joists will be needed to support the weight of the room

> Walls - new walls will need to be supported by existing or new roofs

> Insulation - rooms need to be sufficiently insulated to reduce noise transfer

> Fire safety - Fire foord and mains powered smoke alarms are required to make the room safe

> Stairs - Stairs will be required to provide an escape

You will need to contact your local authority to understand if you require planning permission. In addition you will need to consider other permissions such as party wall agreement.
