Tuna Fish provides a full lettings and property management service at lower than average agency fees. Please look at our website for details.

Day to day management of all maintenance, planned and unplanned:

• Collection of service charges and ground rents
• Preparation of annual accounts
• Manage and maintain a 'ring fenced' client account
• Dealing with leasehold enquiries
• Dispute resolutions
• Project management on major works
• Section 20 consultations and project management
• Negotiate insurance renewals and dealing with claims within the common parts
• Arrange for Fire and Health and Safety inspections and compliance
• Undertake property inspections
• Assisting with the 'Right to Manage' process and collective enfranchisement
• Commercial letting and management

We have experience of organising leaseholders and achieving the 50% required to act and take back control of the management of a building in Liverpool and Wirral. In some cases, we have achieved 100% of the leaseholders. With our legal team, Tuna Fish can offer a very competitive fixed fee for all participating leaseholders and then manage the building on your behalf once the action is successful.

The Tuna Fish team have undertaken many large and small development projects over the years, including a 5 storey office conversion into apartments in central Liverpool, a large derelict former care home in Wirral into apartments and many other projects across the region.

We work with architects, surveyors, planners, building control and other construction industry professionals and can help and guide you with your project, especially if you do not live in the city.

We also undertake small jobs, such as a light refurbishment and also between tenancy repairs and maintenance and have fully qualified electricians and gas engineers available for electrical and gas installations and repairs and regulatory certification.

Tuna Fish has extensive experience of not just buying and developing properties, but also sourcing them for others. Clients in Liverpool and further afield want to tap into local expertise and knowledge and appreciate that as experts in our field they are in safe hands.
