Bridging Finance has become a very popular form of finance in the market. If you need to fast to purchase a property, your bank or building society will require a full application and may take weeks to agree your request.

With Bridging Finance we can provide these funds within 2 working days if required. However, dependant on the structure itself they usually take 7 days.

As we are independent broker we can give you an instant decision. There are many situations where Bridging Finance is required. They include:

1. An investor purchasing a property, at a discount from market price.
2. A residential or commercial property that needs refurbishment before traditional lending
3. An auction purchase
4. A vacant property that requires tenants before a traditional lend.

Lending can also be based against the open market value of the property.

A buy-to-let mortgage is a loan that's specifically designed for landlords or vendors of properties who rent out a property. It's similar to a residential mortgage, in that you'll need a good credit rating together with a suitable deposit, but you're not going to be living in the property yourself.

There are schemes available for first time landlords and those with portfolios. A deposit of circa 20% is required as a minimum, however the more deposit you place forward the lower the interest rate becomes in most cases.
