Architectural Consultation
You have lots of ideas for your new building plot, or you want to make changes to your existing house, but not sure where to start or if it would be feasible for planning, or just weighing up if you should love it or list it, then a design consultation would be your best starting point. Get in contact and arrange a consultation.
Feasibility study and initial design
Ready to start putting yours ideas onto paper? Here we will put together sketches and design proposals for the project. We also offer a 3D visualisation services, modelling your preferred design allowing you to walk around through the space before you go to the expense of building it. Through this process we also consider the project budgets and buildability.
Planning drawings and application submission
Once we have worked up your initial design we are able to put together the drawings and documentation for planning. Our approach to planning is to provide an in depth design and access application, providing the planning department with a casestudy of information explaining the design decisions and illistrating the positive impacts the design has to it context. We have a high success rate with planning, we believe this is due to in depth application process and our collaborative approach.
Building control information
We provide a drawing package for building control approval
Construction Information
We provide a full set of drawings for construction. We also offer additional drawing packages, such as bespoke furniture and joinery packages, landscape design, garden design, room layouts.
We also provide a full NBS Specification to accompany the drawing package, allowing for an accurate tender.
Tender
We provide all of the relevant drawings and documentation for tendering. We also happy to deal with the tender process, sending the relevant information to suitable contractors. We will manage the tender process and tender review, liaising with each of the contractors through the process. We review the tenders and provide an analysis of the tender returns. Following this we can go through a cost exercise and advice options to where money could be saved if the prices come back too high.
Contract administration
We act as contract administrators through construction. This means we visit site throughout the construction process to inspect that work has been undertaken as per the contract drawings and specification. We also provide a payment schedule so you have control over the finances through the project.
Project Hand Over
If we are contract administrators we will be there right to the end when the project is handed over to you. We will also be there for the agreed rectification period, administering the retention fees and relevant final certificates.
