The peak times for folks to develop a problem with their heating and boiler is at the end of summer, when people start their gas boilers after several weeks of inactivity. In these months, it isn’t unusual for a gas boiler to develop problems with blocked or seized parts due to lack of use.

Because of this, it is recommended that you schedule for gas boiler servicing in Newcastle before the end of summer – between the months of February and October are the most calm for boiler engineers. Not only are you more likely to get a better service and from an engineer at a time that suits you more this way, it is possible that you might also acquire a reduced rate out of the peak months.

Landlord gas safety check (CP12) certificate is issued to our Gas safe Engineer to you prove that a landlord has met their legal obligation to have safety checks carried out on all of the gas equipment in their rented property. If poorly installed and maintained, gas appliances can be dangerous, which is why it’s so important a qualified engineer checks them at least annually.



Landlords are responsible for the maintenance and repair of flues, appliances and pipework which they own and have provided for use by renters. All servicing MUST be carried out by a Gas Safe registered engineer.



Landlords are responsible for ensuring that an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue, which you provide and annually thereafter by a Gas Safe registered Gas Engineer .



A copy of the safety check has to be kept for two years, and a copy issued to the current tenant within 28 days of the check being finished and a copy issued to any new tenants before they move in.
