Having done an entire house renovation with S&O last year, this is our second time with them for the loft conversion. Steve and his team are very professional builders. They are small enough to care & have personal touch in all their jobs and big enough to draw expertise and man power. Both times, we have got detailed estimates and they have stuck to the estimates without any unforeseen costs. We have got a payment schedule ahead of the work both times and invoices issued after each stage completed correctly.
Having worked with other builders in the past, the big difference with Steve and his team is the quality of the finish. They take great care in every little detail right to the colour of the grout. Above all, they are a very friendly bunch and a pleasure to work with. They leave the house tidy at the end of every day(sometimes better than us:-) ). I would recommend S&O without any hesitation.

Please avoid at all costs. If I could give minus scores I would. Three weeks into a 12 week building project Steve and Debbie asked for over 50% of the quotation price claiming it was ‘purely for work done’. They had done less than 30% of the work which we had already paid them for. They repeatedly refused to give me a breakdown of their invoice for £18,000 and said ‘ this would be similar to buying a car and asking for a breakdown of the garage costs in building a car’. They said the invoice included a charge for an oak porch priced at £5574.90 but refused to provide a receipt, photo or any evidence that it existed. After I questioned this they left the project and told me that ‘works will no longer continue with your build’. After this they continued to pursue me, very aggressively, for money that, as was subsequently proven, I did not owe them and this included the cost of the oak porch which they could not show any evidence of. I employed a quantity surveyor to price up their work and had to employ a solicitor at quite a considerable cost to stop them pursuing me. The quantity surveyor found various defects with their work. It’s cost us £3500 to put right the work they did, plus legal fees and surveyors fees. They tried to make me agree to a confidentiality clause which I refused to do. It’s been very stressful, please avoid them. Quite happy to be contacted for evidence of the above. The dispute was conducted via email with Debbie as Steve refused to speak to me in person or on the phone after I initially questioned the invoice of £18,000. Q&As

There are three topics to cover when considering converting your garage. Firstly, you need to check your house doesn't have any restrictive covenants by the developer, (there are usually ways around this so don't let this put you off if this is the case).
Secondly, planning permission may be required but usually only if you are looking to extend the size of the garage. Lastly, building regulations will be required. If your garage is a stand-alone garage, this will most likely require an application for change of use.

From meeting with us to discuss your ideas and the options available to you for your garage conversion, we would then assist with planning application if it is needed and building regulation applications.
Once we have received these, we will then begin the work. Any necessary groundwork will be completed first, followed by inserting steel lintels as per the building regulations. Any brick/stone will be matched up to the originals as close as possible. The new floor can be created inserting the floor joists, insulation and damp proofing as necessary. First fix plumbing and electrics can be done at this stage. Internal walls and the ceiling can be constructed and insulated complying fully with building regulations. Windows can be fitted and if there is no door to the property, we will created the internal door at this point. The walls and ceiling can be plastered and second fix plumbing and electrics can be done followed by second fix joinery. The work will be now ready to decorate.

Whilst it is difficult to say without seeing a loft whether it is suitable for converting, we need to take into consideration the ridge heights, as a minimum we need 2.2m, however, subject to planning, the ridge height can be raised on occasions. The property may have some restrictive covenants which can be looked into at the early stages.

From the first point of contact, we aim to meet our customers face to face to assess the loft and to discuss their ideas for their conversion. We look at the different options available to them and try to get the best use out of the space available based on the customers needs.
We can arrange for an architect to do the drawings, arrange Building Regulation Applications and take charge of any planning applications that may be required.
Once we have the necessary documentation from the council, we can then start your conversion. We work very closely with Harrogate Borough Council LABC (Local Authority Building Control).
We begin with creating the new floor space by fitting the beams and/or steel to support the joists and laying the floorboards. The roof structure is the next focus, reinforcing rafters, any structural changes as per building regulations, creating dormers by opening up the roof and installing any rooflights. The roof is made watertight as soon as possible. We then move on to install a staircase. Windows can be fitted to the dormers and the roof insulated. The internal walls are built and the first fix can be done. At this point the electrics and pipework can be fitted/upgraded as necessary. The walls can be plasterboarded and skimmed. The second fix joinery can be completed after this ie. skirting boards, door architraves etc. Bathrooms can be tiled and second fix plumbing and electrics finished. The conversion will then be ready for decoration.
