Painting & Decoration - Interior

Working with Property Fixers was seamless, quick and professional. I hired PF to paint the entire interior of my new home, which was completed within 10 days of first making contact. Once we agreed on the quote, materials and dates, a tradesman arrived on time each each day to complete the work. The work was carried our diligently and to a high standard. Building regulations for garage conversions
A garage conversion classes as a ‘change of use’ so it will require building regulations approval.

To comply with building regs your garage conversion must:

- Be structurally sound
- Have a damp-proof course
- Have wall, floor and loft insulation so it is energy efficient
- Have had all electrics safety tested
- Be moisture proofed, with good ventilation
-Have been fire-proofed and have escape routes

Because your project will need building regulations approval, you need to notify your local council before you begin by submitting a building notice or full plans application – depending on whether you need planning permission or not.

Once the garage conversion is finished a building inspector will come to check windows, doors, fireproofing measures and foundations before issuing a certificate of completion.

Key works when converting a garage:

1. Make sure the walls and roof are sound

2. Floor slab – the existing floor may need to be levelled, damp-proofed and insulated

3. Infilling the door – Most garage conversions simply brick up the garage door

4. Wall insulation

5. Roof insulation

6. Windows & doors

7. Heating and electrics

You’ll want to start by assessing whether your roof space is suitable for conversion. Most are, but there are three main things to check:

- Internal height. Measure from the top of the ceiling joist to underneath the ridgeboard in the apex. It needs to measure 2,500mm to suitably convert.

- Roof pitch. Measure the angle of the roof. The higher the pitch angle, the higher the central head height is likely to be.

- Footprint. As a minimum rule of thumb, internal rules should measure 5,500mm side to side, inclusive of chimney, and 7,500mm front to back.

- Do an initial assessment of your existing loft space

- Think about how you want to use the space

- Consider who you would like to do the work and get at least three quotes based on measurements
- Consider the planning, party wall and building regulation requirements of your conversion

- Pre-empt the pitfalls with your chosen contractor

- Get a contract in place for the works with your contractor/builder/loft conversion company and architect so you know who is responsible for what

- Once you are ready to commence works, be sure to inform your insurer that you are undertaking building works to ensure your cover is not affected
