General Bricklaying

Wow, where do I start, Endovan and his team came to my 1950 semi detached property and gave me a very reasonable and realistic quote for the project for the loft and ground floor extension.
I took a chance on him as the other builder I wanted to use was not available for 6 months.
I am so glad I did, Endovan and his team started this project and delivered it on the day (2 months) he said he would.
The quality of brick work blends so well with the existing structure, steel beam work was well managed, and all his trades people were all committed to the project delivery.
He was the Project manager and his team trust him to make the right decision, I also then started to trust him to help make some decisions as this process is all new to me.
He managed Building control relationship and sought advise and help from them to avoid any unforeseen issues.
I will be using Endovan again for my future project and I highly recommend him to any one undertaking a residential building project.

Q&As

To determine if your garage is suitable for conversion, consider the following factors. Assess the garage's size, layout, and features like ceiling height, floor area, and potential for windows or additional entrances. It is essential to evaluate the structural integrity of the garage, including walls, roof, and foundations, to ensure they can support the conversion. Consulting a structural engineer may be necessary. Garages often lack proper insulation and ventilation, so ensure you can meet building regulations by providing adequate insulation and ventilation for the converted space to maintain good air quality.

The garage conversion process typically involves several stages. Here's a general overview of the steps involved:

1. Planning and Design: Determine the purpose of the conversion (e.g., additional bedroom, office, gym) and consult with an architect or designer to create a plan that meets your needs and complies with building regulations.

2. Check Permissions: Assess whether planning permission is required for your specific conversion. In many cases, garage conversions fall under permitted development rights, but it's important to confirm this with your local planning authority.

3. Structural Assessment: Engage a structural engineer to evaluate the existing garage's structure and determine if any modifications or reinforcements are necessary to support the conversion.

4. Building Regulations: Ensure that the design and construction of the conversion comply with the relevant building regulations. This includes aspects such as insulation, fire safety, electrical work, and ventilation. Notify the local authority about the intended work.

5. Party Wall Agreement: If your garage is attached to a neighbor's property, you may need to obtain a party wall agreement. This agreement ensures that the construction work does not adversely affect the shared wall between the properties.

6. Construction Work: The construction phase involves converting the garage according to the approved design plans. This may include tasks such as insulating walls, adding windows and doors, installing plumbing and electrical systems, and fitting out the interior space.

7. Finishing Touches: Complete the interior finishes, such as flooring, painting, and installing fixtures and fittings. Ensure that all aspects of the converted space, including lighting, heating, and ventilation, are functioning properly.

8. Final Sign-Off: Notify the building control department once the conversion is finished. They will conduct a final inspection to confirm that the work complies with building regulations. Upon approval, you will receive a completion certificate.

Remember, these steps are a general guide, and the specifics may vary depending on your location, the complexity of the project, and local regulations. Please do contact me for a customised plan.
