We provide a design service to meet a wide range of needs from commercial to domestic projects regarding living space. Whether you wish to extend your property, convert your loft or simply remove walls to create space, we can provide a design that best satisfies your needs.

Our designs utilise the latest energy saving technology together with a cohesive design that will compliment your property, inside and out. From maintaining high u-values that go above and beyond regulatory requirements; to the use of traditional or contemporary materials, we bring your concept to life. Our engineering knowledge means we can achieve the most demanding remit. The core values of our designs are the concept of flow, openness and light. We use the latest in architectural design software and can provide you with a detailed and accurate brief.

From our varied and extensive knowledge, we can get you the design that best fits your requirements and budget.

We have good understanding of your Local Authority to give your project the best possible chance of success. We will be in liaison with your local authority on your behalf. Not only that, but we will also act as an agent between other professionals and ensure that every requirement is in place. We will advise you throughout the process from beginning to completion of your project.

We can also work with you to optimise your property within Permitted Development Rights (PDR), which requires no planning permission by your local authority. This will give you the assurance that your project can begin immediately. See PDR government link below:

The following are sequential milestones in the design process:

Consultation – This is where we meet you to discuss what you want. This is free of charge. It is entirely possible that you may not have a substantial concept of what you want. We are always happy to take you through a range of ideas, over a cup of tea! The design brief does not need to encapsulate every detail at this stage.

Survey – We comprehensively measure your property for the purposes of creating the design. We may also accompany a structural engineer for the purpose a structural assessment, depending on what the design entails.

Drawings – Using the data from the survey, we create a comprehensive design which includes all other necessary information. We can either send these drawings electronically or meet with you to discuss any refinements necessary. Once completely satisfied with the design, we will act as your agent and proceed to the next stage if not covered by PDR.

Local Authority – We will submit the proposed design drawings to your local authority. Please be aware the timeframe for response to an application can be between six to eight weeks.

Building Control – We will provide all documentation including structural calculations and technical drawings for Building Control approval. We produce clear and precise drawings to building regulation that a competent building contractor can follow with ease. Upon approval, these can then be released to you.

Procurement - We can also offer to put the design out to building contractors for tender on your behalf. As always, we would act as the agent for your best interests, keeping you fully informed throughout.
