What can you expect as our client is three stages process:

PROJECT MANAGER & PRINCIPAL CONTRACTOR INCLUDED

1st phase Pre-Production

a. Pre-Start Meeting - 1-hour meeting pre-start of the project, agenda required with measured outcomes from the client, including issuing the client's Pre-Construction Information (PCI).
b. Ensure Client is Aware of Responsibilities—written brief to be issued to the client by SHEQ representative.
c. Production of Induction Induction shall be produced once the PM receives the client brief and PCI.
d. Pre-Engagement Sub-Contractor Meetings ** 1 hour joint meeting with appointed suppliers only.
e. Intital Programme of Works To be produced once the PM receives appointed sub-contractor details.
f. Specification Review *** Review of the specification to advise of any missing information required to progress on site.
g. Contract Review **** Liaison with project QS/client in order to understand any special arrangements, procedures and payment terms.
h. Liaison ***** Pre-start liaison with all external bodies relative to the project’s pre-start works. 1 hour per week
allocated.
i. Production & Management of Construction Phase Plan (CPP)
Pre-Construction Information is required for this stage to commence.

2nd phase Production

a. Induction Delivery, Evolution and Adherence Following completion of the Pre-Production Phase.
b. Management of Welfare & Standards * Management only - supply fees shall be dealt with QS.
c. Management of Waste ** As above.
d. Management of all Contractors As above.
e. Management of Programme Execution *** Programme delivery, adherence, recoveries and management.
f. Management of Quality Standards Specification execution coupled with variation procedures.
g. Liaison With Authorities & External Parties During this phase - there is no limit to the time resources required to execute this element.
h. Managing General Public, Neighbours, Visitors and Complaints
During this phase - there is no limit to the time resources required to execute this element.
i. Managing Construction Phase Report procedures shall be found in the CPP, including meeting schedules, reporting, photograph schedules, RFI procedures and the like.
j. Variation Management Procedures shall be shared inside the CPP once the above is complete.
k. Routines Daily, weekly and monthly routines shall be shared upon project commencement.
l. Site Shut-Down & Openings Strict site opening and closing procedures shall be followed in accordance with the HASAW Act and CDM Regulations.

3rd stage Post-Production

a. Snagging Snagging procedures to ensure payment certificates and payments are made to the supply
chain on time.
b. Supporting Team The client, QS, Principal Designer will be heavily reliant upon the PM providing the information to bring the project to an effective close. The time required for this liaison shall be limitless.
c. Warranties/Sign Offs Liaison with LA, Architects and SE to ensure suitable warranties are achieved.
d. Payments Support QS and client to make payments to the supply chain through the collation of
delivery notes, CVISs, diaries and the like.
e. Exit Strategy Excluded
