Lobster Lettings is a LETTINGS ONLY; company. We specialise in Renting and property management so don't get distracted by Sales. We have been trading for 20 years and are well known in the Northwest for our ability to not only find tenants quickly, but for our tenacity in ensuring the tenants are fully referenced and offering a very personal, hands on property management service - no one will work harder than we do, for you.

Services

We manage all aspects of property management, ensuring you remain fully compliant with legislation, keeping you fully up to date, so you are still in control.

We will be the ones to have the difficult conversations if your tenants miss their rent payment or aren't keeping the property up to standard.

We will be the point of contact 27/4 for maintenance problems and come to you for permission to get jobs completed at a price you are happy with (or we are happy to work with your own contractors if preferred).

We will encourage rent increases where appropriate so that your property is making a profit!

When rent is not paid, we will serve the relevant notices and also attend court as your agent to provide the required information to secure an eviction. We will be your support all the way through the process.

After 20 years of trading, there is not a lot that we don't know about property management, so your property is absolutely safe with us

We collect the rent from your tenant and it is transferred to you on the same day, wherever possible.

We have a team of trusted, hard working maintenance contractors, who prioritise our work to ensure problems are dealt with promptly and charged at a fair price.

We are happy to use landlords own contractors if preferred, or if you do your own maintenance, that is absolutely fine too

We have a maintenance reporting website to ensure that there is no ambiguity as to when issues are reported and when they are resolved

We also have an emergency contact for out of hours issues to be reported/resolved. We operate 24/7 when it comes to maintenance, because we know that issues don't just happen during usual office hours

We will renew all your safety certificates when they fall due, keeping you compliant with legislation without having to worry about remembering renewal dates. If you prefer to provide you own, that is absolutely fine too!

We offer rent protection to all of our landlords. We will insure your property so that if the unexpected happens and your tenant stops paying the rent for any reason, the insurance kicks in to pay the rent whilst our legal expenses cover pays for the legal team to take the matter to court and secure an eviction at the earliest opportunity.

We will inspect your property to ensure that the tenants are looking after it as they should. If they are not, we will have those difficult conversations and work with the tenants to get the property back to the standard we expect, returning for additional visits to check agreed works have been completed on time

We will work hard to secure a good tenant in a quick time frame, using our own website; our database of registered tenants and applicants as well as major advertising portals such as Rightmove and Zoopla.
We will fully reference those tenants to ensure they pass our very high standards and where appropriate, we will obtain a guarantor too, for extra security.
We will serve all legally required paperwork on your tenant at the start of the tenancy, to keep you complaint. We will collect the 1st month rent and a deposit of 5 weeks rent before move in. We will register the deposit with a government approved scheme on move in also.
We will sign up the tenant to an initial minimum 12 months term (unless a lesser period has been agreed) and store all the paperwork so we have it for future reference when needed.
We will complete a full photographic inventory to show the condition of the property on move in
