If you are looking for all inclusive HMO management in Kent then you will be interested in our Full Management Service. This provides everything required for complete peace of mind; from marketing of the rooms or property, shortlisting tenants and carrying out viewings, leading ultimately to the introduction and vetting of prospective tenants and management of the property during the tenancy. The Full Management service includes the following:

Marketing of the property or room.
Accompanied viewings.
Tenant referencing and selection.
Inventory prepared.
Tenant check in / out.
Periodic in-tenancy property and room inspections.
Regular fire alarm system testing (HMOs only).
Rent collection and payment.
Property maintenance and cleaning managed (subject to a small additional charge).

Our Rent Collection or Rent Processing service is an option for *single let landlords who want to maintain control of the management side of their business. We will set up the tenancy then process the rent received from the tenant using our banking and property management systems, providing the benefit of our client money protection to the landlord.

We receive an immediate alert when the rent is late or the full rent has not been paid. We will then liaise with the tenant by phone and letter if required to endeavour to collect the rent, keeping the landlord informed of progress.

Our Tenant Find Service includes marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement, and an inventory.

Following this, the first month’s rent and usually a tenancy deposit is collected and credited to the landlord less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the landlord.
