I wanted to ensure Landlords & existing clients got the best possible service they could, and a service which is offered in their best interest.

We offer a completely Transparent, Peace of Mind service for all our clients and ensure their objectives for their investment properties are achieved.

Whilst some of our services can be offered remotely (Eg. the creating & signing of a Tenancy Agreement), the majority need to be done in person to ensure we can service our clients to the best of our ability.

All property visits (inspections, property viewings etc.) are conducted with the upmost care taken, with our staff attending wearing face coverings, gloves & testing regularly. We also ensure a complete risk assessment is conducted before any staff members come into physical contact with members of the public to reduce the spread of Coronavirus within our network.

Our Office visits are currently "by appointment only" to ensure the necessary safe guarding measures can be taken in advance of any person-to-person contact.

Services

We can market your investment property "TO LET" online through Rightmove - the UKs number 1 property portal - and on our website & Social Media channels. Our all-inclusive marketing service includes attractive marketing photographs, a professionally edited Video Tour, a floorplan of the property, all accompanied viewings, Tenant & Guarantor referencing, drawing up of the Tenancy Agreement, collection & protection of Tenants Deposit, collection of the 1st months rent and the move in appointment.

At additional costs we can arrange the staging of the property, 360 Video Tours & professional photographs to assist with the marketing of the property and attract the best possible Tenants for you.

We offer different levels of property management, with our trademark "ONE MANAGEMENT" offering complete Peace of Mind for our clients.

Additionally, we offer the more traditional Full Management & Rent Collection services.

We offer to all our clients FREE advice when looking to invest in property in the local area. We can even go away and find properties we think would be worth investing in, and accompany you to the viewings to offer further advice on any improvement or refurbishment work required.

We offer a service where we can attend and create an incredibly detailed Inventory & Schedule of Condition report that Landlords can furnish their new Tenants with. This report will include a description of the property & its fixtures & fittings, rate each room & fixture & fitting with a ranking out of 10 for condition & cleanliness, and provide supporting evidence with dated photographs.

We can also attend to properties at the end of the tenancy and conduct a Check Out Inspection report using the original Inventory & Schedule of Condition, and advise Landlords on any work required to the property in order to re-Let and what deductions would be reasonable to propose.

Through our local partners, we can arrange the relevant safety certificates required on rented properties. These include:

- Annual Landlord Gas Safety Check (CP12 Certificate)
- Electrical Installation & Condition Report (EICR)
- Energy Performance Certificate (EPC)
- PAT Testing
- Legionella Report

We do offer an ad hoc property inspection service for our non-managed clients. This includes:

- Attending the property and inspecting the interior
- Taking dated photographs of each room & identified dilapidations
- Providing both Landlord & Tenant with completed report, advising both on areas which require attention
