How can someone tell if their Garage is suitable for conversion?
As long as the garage is of a suitable size for the desired room, anything possibly unsuitable can be adjusted and modified to bring it up to a good standard/regulation in the conversion.
Run us through the different stages of the Garage conversion process - what's involved?
- Ensuring the walls/existing roof if staying are all structurally sound and have no damp issues.
- Ensure the subase is also sound, usually requires insulation and damp proofing.
-The garage door if it has one will need removing and bricking up. Any window/door openings will be added at this stage.
- Interal wall/roof framework will be done with insulation.
-Utilities should be run at this stage including any electrical or plumbing works.
-Windows and doors to be fitted.
- All boarding/plastering will happen.
-2nd fix for any trades then happens before the decorating.
How can someone tell if their loft is suitable for conversion?
Ensuring there is suitable headhight in the loft between the top of joists and the underside of the rafters at least half way down to give a suitable space, this can however be changed subject to planning.
Run us through the different stages in the loft conversion process - what’s involved?
-Roof space will need inspecting for suitability.
-Architectural plans will need to be drawn up
- Rewiring will need inspecting as the current wiring will be fitted to existing joist work.
-New floor joists will need to be installed.
-Any plumbing and electrical wiring will be run with new joists before the flooring goes down.
- The joists will be insulated and floorboards laid.
-Rafters will be reinforced if necessary and dormers (if any) will be formed.
-Any velux windows/roof lights will be installed.
-The staircase will be installed.
-The dormer will have the external works completed as well as any roof tiling to be filled in.
-The roof then gets insulated.
-Any partition walls will get installed with insulation.
-Any plumbing that needs to be installed and woring in the walls with happen.
-Walls to get boarded and plastered/tiled.
-2nd fix for all trades before decorating.
-Everything is then decorated.
