Architectural Services

I sought professional help from Jake to help me with my project to weigh up the feasibility of increasing liveable space in my property to increase its value when selling.
Jake arranged necessary searches without any pressure for me to continue, and as it so happens that presently, I am not sure I want the obvious upheaval the anticipated final result would entail.
I understand that should I wish to proceed further in the future, Jake will happily continue to be available for me.

The crutial dimension is joist to ridge. With building regulations increasing roof thickness requirements this dimension must be checked very early on.

For all loft conversions the first step is planning, often homeowners can use Permitted Development, in these cases we recommend a Lawful Development Certificate application. This avoids awkward conversations when you look to sell your house in the future. Then a detailed set of building regulations drawings are required with input from a Structural Engineer. If the dwelling shares party walls with other dwellings, we recommend you exchange simple letters with your neighbours to ensure compliance with the Party Wall act. Once an Approved Inspector has completed their plan check of the building regulations documents, then a formal tender process can commence. We typically recommend obtaining quotes from 3 reputable contractors.

We have a wealth of experience in obtaining tricky and simple planning permissions on behalf of our clients. We aim to keep the process as simple as possible, and our clients informed of various options and approaches.

We have an advanced understanding of the building regulations and hundreds of projects successfully approved through the process. Construction is often quite technical, but we aim to keep the process simple on behalf of our clients. We will always encourage the use of an Approved Inspector, as a positive addition to the design team. We work closely with Structural Engineers and our use of 3D cad software helps resolve potential conflicts on-site before they occur.

As part of our design process we consider health and safety risks and design to reduce or eliminate them wherever possible. The majority of small architecture firms use 2D cad to produce planning and building regulations packages. Often they might charge extra to produce a 'sketchup' model if a client is keen to see one. We work in a different manner, nearly all of our work is produced in 3D cad, this is a great way to ensure our clients understand the space they are creating. It is also excellent at ensuring good co-ordination, and suits both complex and simple designs alike.

This is an optional service which we provide as part of our Architectural services. Our flexible approach allows our clients to select bathroom fittings from various supplies, integrated into a well co-ordinated single design.
