I hired HouseUP after meeting with Mike and Vinz - I found them down to Earth, easy to deal with and very flexible and fair with me, unlike many other companies we asked to quote our project. They completed a double storey side extension and rear extension for me, plus complete renovation of my house. We have recently moved back into our house after completion of the project, and could not be more happy. Even if there are any issues at this stage, they are always on hand to help and put things right.
It was daunting having to think about a company to do such major works for us, however Mike and Vinz were great all throughout the project and helped us achieve what we wanted. They are always available to speak to, and are knowledgable and friendly. The transparency is something I do not think we could have got with most other companies, and for this I am grateful. Thank you guys!

Vincenzo and Mike were always on top of everything, taking care of all the last minute changes and unexpected events that occurred on site. From the very start of the project to the completion, houseUP was a true partner. We never felt they were contractors delivering a service to us. Vincenzo, Mike & the HouseUP team of builders were hired to build a two storey side extension and a single storey rear extension, in addition to completely refurbishing the house. The HouseUP team were extremely efficient and completed the project ahead of schedule. During the work they were incredibly supportive. They also helped us choose finishes, colours and materials. The porcelain tiles, wooden flooring and quartz worktop installed really make our home special. They got a beautiful Italian kitchen imported to my specification, and through their direct channels I got top quality at a very competitive price. I employed HouseUp to renovate my bathroom and i am so pleased with the results. The tiling was especially good quality. The workmanship was excellent and HouseUp responded quickly to problems as and when they occured along the way. They responded quickly and efficiently to emails and their aftercare has been superb. We had an issue of water temperature coming through a thermostatic mixer after the job was completed and someone came out to fix it straight away. The contractor they used on our job took pictures of his work along the way which to me indicated he had pride in his work. More...

Converting a garage can be one of the most cost effective way to add space and value to your property. This is considered as change of use of part of the building.

Things to consider for garage conversion are :
1) restrictive clauses : you need to check if your lease has any restrictive covenants
2) planning permission is required to convert and extend a garage into a habitable space. Each council has it's own rules.
3) Building regulations : The new habitable space need to be in compliance with the latest building regulations. For example, the new space has to be well insulated and should have specific properties. Also, the foundations of the garage need to be checked; When a new inner skin to the external walls is built or filling a garage door with brickwork foundation need to be sufficient to carry the additional load

Other factors that can influence your garage conversion are :

1) Conservation Area: your house is listed building and you are in a conservation neighbourhood. At this case you are not allowed to change the external appearance of your house

2) parking restrictions: there is a shortage of parking spaces in the area and the council refuses to planning permission to convert your garage.

These are the following stages of the garage conversion:

1) check that the garage conversion is viable and a planning permission can be obtained.

2) planning permission: prepare the proposed drawings with an architect and make a planning application to the council for a garage conversion

3) prepare the building regulations drawings with all the technical information such us materials specifications, electrical & plumbing installation and structural design.

4) Construction stage includes the following main phases : 1) internal stripping out and rubbish removal 2) strengthen existing foundation if needed 3) drainage for ensuite shower room 4) structural works if required 5) insulation for floor, walls and roof 6) fix fix electric and plumbing 7) plastering and decoration 8) internal fitting out 9) second fix electric and plumbing

Practically, your loft can be converted! All the existing timber trusses in your loft can be replaced with steel members to create an open space.

There are few things to consider when converting your loft :

1)Foundations : the existing foundations need to be checked if they can take the additional load of a loft conversion. Also, beams and lintels that may carry more weight need to be checked.

2) Headheight: the architect should check what will be the final headroom in the loft once converted. A new timber suspended floor with deeper joists and a ridge steel beam at the roof are factors to be taken into account when calculating the clear headroom.

3) planning: the loft conversion needs to comply with the local authority guidelines and a planning permission needs to be obtained.

The loft conversion may not require a planning permission and can be classified as permitted development if it complies with the national planning guidelines legislation set in 2008.
