Unlike other letting agents in the local area, Henderson Property offers Guaranteed Rent to land-lords which is not by any insurance scheme or through subletting as rooms. We are simply able to achieve higher rents than the rest of the market for most properties and agree to pay landlords an agreed amount every month for a set time period which is still in-line with market rent but we take the risk of the tenant not paying.

Would highly recommend Henderson Property, dealt with our enquiry for a rental property in Southend in a timely manner and nothing was too much trouble.

We will be using this company for any future insurance claimants we have in the Essex area.

NOT PLEASENT TO DEAL WITH - Took over my property in May. I had numerous issues with the previous letting agent/landlord so when Henderson's took over I was thrilled, I called them and explained my previous issues (broken windows, broken radiators, leaking toilet etc) and explained I was desperately trying to get these resolved but no luck with the current agent/landlord. I dealt with Paul initially who assured me Henderson's were on the ball and he would PERSONALLY come to see me and make an introduction and access the situation. A week goes by and I get home to a letter informing me my rent is going up by £100 a month when Hendersons take over. I called Paul who had completely changed his tune and informed me it wasn't the landlord but Hendersons decision to increase as they have a 'guarantee rent' scheme. They then informed me that my old agent had not transferred my deposit money and were chasing me for a weeks rent....after taking over an hour out at work and having a very uncomfortable conversation with my previous agent who assured me it was transferred, to only be told 'oh sorry our mistake' . All this while my partner and I grieved over the lost of my father in law (which they knew about). We eventually got our money back from the leaky toilet, this was all resolved by myself making calls/appointments/days off work and after sending 3 emails and a phone call and a very explicit voicemail.

More trouble than they are worth.

Hi Amy As explained to you, we took over several properties from your previous agent and were not given a lot of information that would be expected at this level. You agreed that you had the same issues at your end. As a gesture of goodwill we paid you your deposit back in full due to the original inventory not covering the issues that you had 'inherited' when you first moved into the property. We also paid you a further £240 to cover your water bill as you had found a slight leak and increased the amount of your water usage. This should have been covered by your previous agent, however, we took the viewpoint that it was not your own fault and the tenant should not suffer. The property we had handed back to us was dirty, not cleaned at all, painted to a poor standard and carpets will need replacing due to damage you had caused with paint and chewing gum. We tried our best to get back to you asap, however, we do not open on weekends and as it was not a life or death situation, thought it could be dealt with on the following Monday. We gave you our understanding on multiple occasions as to what you had to deal with under the previous agent but I feel it is wrong to tarnish us with the same brush when we worked tirelessly to get your deposit back to you from a landlord who you had never been able to see your side of things before. The rent increase was due to a review of this particular portfolio and was still in the lower quartile for this specific property.
