Most garages are suitable to convert although they usually require certain elements to be upgraded such as thermal insulation. We will deal with obtaining building regulations approval which covers the technical performance of the building.

The starting point is for us to carry out a survey and then prepare plans for planning permission (if required) and building regulations approval. You will then need to arrange quotations form builders and, once the plans are approved, you can get started on the building works.

The main limitiation on loft conversions is the existing height of the ridge. We usually look for around 2.5m clearance as the overall height is reduced once the works have been completed due to the installation of insulation and the floor strengthening.

We are happy to discuss this with you prior to a visit or we can carry out a free home visit to check if your loft is suitable. A good indication is to check if similar properties in the road have been converted.

Services

The first stage of most projects is to carry out a comprehensive review of what can be done, the likely building costs and to consider any planning and building regulations limitations.

We will carry out a full measured survey of the property and take a brief from you confirming your requirements. We then prepare detailed drawings and 3d images, together with a report that provides information on planning, project timings and costings.

We usually have an on-line presentation meeting with you to go through the design ideas using a screen sharing facility that enables you to see the building model.

We prepare full planning drawings and deal with the planning application to your local council.

Once planning permission has been obtained, we will prepare building regulations drawings and submit these for approval to your preferred building inspector. We will deal with all third party design issues such as structural engineering, drainage build over agreements, thermal calculations, etc.

We also prepare a comprehensive Specification of Works that will provide more detail such as electrics, heating, finishes, etc and avoid any misunderstandings with builders when they quote for the works.
