Most garages are suitable for conversion, and offer the best value for money way to increase family living space. The basic requirements in order to convert are what usually exists in a basic garage construction; a solid concrete floor, walls (they need not be cavity walls as these can easily be upgraded by adding further insulation) and a solid, tiled roof. This basic shell can easily be upgraded and the general appearance modified to enable the new space to blend with the existing main house. Usually planning permission is not required, however Doran Design and Build will advise on the individual situation. Building regulation approval is required.

Contact an architect or architectural designer (such as Doran Design and Build!) who can give advice on planning permission, design and likely costs. From any drawings (simple, yet detailed, even if planning permission is not required) a specification can be agreed with the client and drawing used to provide basic dimensional information to a structural engineer, should one be required. Once again, Doran Design and Build will advise on this together with agreeing a fixed quotation for the construction works.

Once costs are agreed with builder, they will (or the client can themselves in agreement with the builder) gain any structural calculations required from an engineer. The builder will present a schedule of works and payment schedule together with a written construction agreement. Notice is then given to the local authority building control via a Building Notice (the appropriate method for small works) of the nature and intended commencement date.

Works will then commence at the agreed time, and it will be the builder's responsibility to notify the Building Control as and when inspections of the work are required. On completion of the works, the builder will request a final completion inspection, and once the building control sign off all of the works they will issue the important completion certification. Usually electrical certification will be provided by the electrical contractor engaged by the builder. The electrician will need to be members of a certified body, such as NICEIC.
