Services

There are differences between a Renovation, refurbishment and a retrofit, and Aurinko Construction can complete them all.

If your goal is to remake your home, open your kitchen space, remove a partition wall, retrofit your bathroom, or redefine the quality of your house, we can assist you in designing and sourcing crucial components to the build, from fixtures and fittings to doors and windows.

Our renovation work on commercial sites is similar in process to Home refurbishments. All the factors which may potentially lead to disruption of your work will be covered by our team to make repairs as comfortable and inconspicuous as possible.

We provide a fully bespoke design and build service complete with interior designers and qualified artisans who can renovate your house to your exact requirements. Staying in close contact with you to produce a final result that you are wholly satisfied with.

It may surprise you how much a simple home extension can help change your entire living conditions and experience. At Aurinko Construction, we understand that your home is probably your most valuable investment. House Extensions are an excellent way to maximize your property space and increase the value of your property should you decide to sell in the future.

Aurinko Construction has installed and completed a variety of designs in various shapes, styles, and sizes. We can apply our expertise to single-room extensions, side-infills, kitchen extensions and whole-house expansion projects.

Our team consists of skilled tradespeople and experienced professionals, so each project will be managed and delivered at the highest levels. We are certified for providing transparent and externally audited quality standards.

If you have sufficient space, a house extension has enormous potential to change the very nature of your house.

Does your attic need a little remodelling? Do you want an office space or one more bedroom for comfort? Then a loft conversion is worth considering.

Loft conversions are relatively cheaper than extensions. The structural elements are already in place and only require a little remodelling or top-up. The entire project may be carried out by means of access via scaffolding without causing any disturbance to the main house.

Some examples of ideas to consider for your Loft are,

Bedroom,
Bathroom,
A Bedroom with an ensuite bathroom,
Shower or wet room,
Office space,
Study etc.
We build a wide variety of designs, which may include dormers, skylights and balconies – pretty much anything you like.

Most Loft Conversions do not require Planning Permission, as they usually would be classified under “Permitted Development”. One major criterion for Loft Conversions and a “permitted development” status is that – the volume of enlargement (including any previous enlargement) must not exceed the original roof space by more than 40 cubic metres for terraced houses, or 50 cubic metres for detached and semi-detached houses.

We all want to enjoy the comfort of our homes the best we can, and maximising available space is one of the most important ways to do so.

Basement Conversions are an incredible way to utilise available space. You don’t have to take off the roof to add more storeys. All changes are out of sight and maintain the original look of the property. The distinction in quality is evident only to the owners and visitors.

Imagine instead of having a boring basement, you can convert the space into a laundry room, partition it into a few additional bedrooms, and create a gym or even a children’s play area. Your imagination is not held back.

Our team includes structural engineers and interior designers that ensure the easiest options are possible for you when upgrading your basement.

In most cases, planning permission is not required when converting an existing basement or cellar into a living space.

The Planning Portal says,

“converting an existing residential cellar or basement into a living space is in most cases unlikely to require planning permission as long as it is not a separate unit or unless the usage is significantly changed or a light well is added, which alters the external appearance of the property.”

This does not include listed buildings or excavations for new basements, you need consent from your local council for them.

Contact us to know what your project requires today.

For those complicated projects where you need that extra assistance to make it happen, we can provide a full project management solution for any of your residential developments taking a project from inception to completion with no fuss.

By using one of our Project Managers, you can ensure that your interests are communicated to the design team, builders, interior designers, tradesmen, etc. correctly and efficiently. You would be surprised how it could save you money and stress.

We understand that most homeowners don’t undertake major exterior replacements and redesign projects more than once, and that’s why our goal.

This primarily refers to minor works. It covers every other project you may want in your house. For example, floor installation, bathroom installation, kitchen installation, plumbing and electric works, or a combination of jobs.

If the project requires planning permission, we will obtain it for you. We will ensure the completed project conforms with Building Regulation standards, and should planning officers or Building Control authorities require a meeting to discuss your project, we will attend on your behalf.
