Philip (3pi) responded to my enquiry immediately with great detail and a Quotation for their Services. This was especially impressive since my enquiry was placed on a Saturday of a Bank Holiday weekend. His responses to my further questions were, again, replied to very promptly. I appointed him and, the Home Buyer's Survey was carried out very quickly. The detailed and informative Report, along with recommendations, was received promptly. As the house was at "First Fix" stage, a further survey visit to site, will be carried out when "Build Complete" (included in quoted price) will be carried out, with Report. Home buyer report
A report which details major defects and provides you with a valuation of the property. The report is written in easy to read English and avoids technical jargon. Lots of photographs illustrate the issues found. Minor defects may be mentioned but insignificant issues are ignored when considering the valuation.
Building Survey
This report is concerned with the structural integrity of the building and it will report even minor defects if the defect could become a serious problem. The report is about the building and no valuation opinion is included.
Such a report is suitable for older or extended buildings including Listed Buildings. You may need a Specific Defect Report if you have an individual problem with your building.
Condition Report
This is a rather specialised report which will tell you what is wrong with the property. The report will not tell you how to put the defect right. It is a report about the property suitable for changes in a tenancy or if you are taking a lease of a property and you need a report to evidence the condition when you take the property over.
Valuation Report
This service is only about the current market value of the property either now or at a specific date. If you are not concerned with the condition of the property then this report is suitable for probate and taxation valuations or for family division. The report will give you a valuation on the specified date.
Party wall or Boundary Issues
You may require a party wall agreement if you are going to undertake works that affect your neighbour. On the other hand you may dispute ownership of land close to your boundary. Do you own the land in question or does your neighbour? Subject to the terms and condition of our engagement we will act as arbitrators for both sides and reach, hopefully, an amicable settlement, avoiding expensive legal costs.
