Our stay here for the night was absolutely faultless. This was a last-minute booking and Mark and Leigh were such fabulous hosts really going the extra mile to make our stay a pleasant one! The complimentary drink on the terrace was a lovely touch for guests booking direct and breakfast the following morning set us up for the day. I have just spent 3 days at 10to12.||I was made very welcome by the owners Mark and Leigh who run an outstanding establishment. The room I stayed in was massive and exceptionally clean with a great walk in shower. Very nice location and friendly owners. Spacious room and bathroom with elevator service. Breakfast was very good . Paid parking in public garage adjacent to the building cost 4 pounds per day. It’s by far the best place to stay in Folkestone! It’s very stylish and has the perfect balance between contemporary and traditional..|We’ve stayed in a family room with our daughter 3 times .. and the last two years ( because she’s reached the age going away her boyfriend instead) we’ve stayed in a double room. All fantastic! Best thing about this place is definitely the proprietors Mark and Leigh !!! Having a welcoming drink on the terrace on arrival with them and always letting us know what’s going on in town .. we had a great meal and drinks in The Frenchman just around the corner.|Rooms are superb! As is breakfast!!!|If I was asked to rate this out of 10 , I’d give it 11!!! More...

As the title says, it was first class service from the get go. Before making my booking I called in and managed to speak to Leigh, explained it was for a special occasion and she kindly talked me through everything. ||On the day of arrival Leigh was kind enough to text me to find out what time we would be arriving so she could put our requested prosecco and strawberries in our room upon arrival. When we arrived I was kindly greeted by Leigh who introduced me to Mark to help sort out the parking.||Leigh showed us to our amazing room and after showing us around, before leaving us to freshen up she kindly invited us downstairs for a complimentary drink. We sat down on the terrace out front in the sunshine to have our drinks. ||Leigh and Mark were helpful to point out to us which way to go and best places to walk.||Room was very spacious, clean and open with a big comfortable bed.||Breakfast hit the spot the following morning with a selection of cold drinks, jams with a fry up to die for.||Overall we had a very pleasant and enjoyable experience, Leigh and Mark were very friendly and were very welcoming.
