This entire renting process was horrible, from moving in, when literally everything was broken (the key fob was broken, I had no working refrigerator, microwave, window, and washing machine for weeks, I had to buy my own portable washing machine), to getting things repaired (the landlord/repairers he hired broke into my house and broke a ceramic piece I hung on the wall). The property's smoke detector was broken and I almost died from a fire hazard if not for the smoke detector of the building outside in the corridor. Unfortunately, we are not in a position to recommend Sbliving. Cons: 1. Already from the viewing I could see that they were not the most professional agency. Viewing was conducted aprox. 15 mins after scheduled time, by the cleaner (apparently the member of staff was off sick). Although the cleaner was nice, understanbly they were not in a position to answer any questions. Anyway, I decided to go with the property. 2. Signing up was alright, although there was extra paperwork involved since they required a guarantor despite me being in full-time employment. Also beware, our contract had a requirement for a 2-months notice 3. Also, I did not get a move-in date until the last minute and they didn't seem to care much about it. 4. The biggest issue arose when our property had to be completely rewired. Communication was awful from their side with their description of what had to be done changing almost daily. After long negotiations, the works went ahead and lasted for more than a week interrupting our working lives during COVID and leaving our place in a complete mess (see photos). We were also left with no carpets/laminate in one of the rooms and the landing for two-three months following the completion of the rewiring. On top of that, we received at least 4-5 emails/calls, and 3 visits by different workmen before the floor was finally reinstalled with carpet although the rest of the property had laminate. Similar issues with rewiring were faced by all of our neighbours (some elderly) at Pelham Place. 5. They requested a monthly increase of £55 after a year, at which point we (and some of our neighbours) decided to vacate 6. It took them more than a month to return our deposit. The landlord tried to claim £130 but their claims were so ridiculous that they had to drop them all after one rebuttal email. It is clear that the agency supports an opportunistic approach when it comes to deposits. Also, beware, their inventories are so very basic that they might leave you exposed at the end when they try and make claims. 6. Also, another word of caution, the agency will often claim that actions are ultimately up to the landlords, but in our case, at Pelham Place, the properties are actually owned by the immediate family 7. Staff turnover is bad and this only makes communication worse. Looking at Glassdoor comments you don't get the impression that staff are treated well. 8. If anything goes wrong, their reflexes are to blame the tenants. E.g. there was a leak at the shop below and we got a patronising call informing us that we should be more careful cleaning the balcony drains. It then turned out that the leak had nothing to do with us. 9. After we decided to vacate, they sent an email sort of asking how we wanted to go about with viewings but in a matter of a few hours, we had received notices of scheduled viewings showing how much they valued our opinion. In one case, we were also not given the legal 24-hour notice. Pros: 1. You do get some contacts for emergency repairs. Their contractors are very friendly but not always the most professional. 2. Their properties tend to be on the cheaper end, but once you deal with them, you understand why. Overall, we would not engage with them again if we had a choice. More...

They had a decent variety of house shares available and at reasonable prices, covering several areas. I recently decided to let a 2 bed flat in LS17 from sbliving. The location was perfect, near to Marks and Spencers, easy commute into town and at a fair price. I was concerned that I would miss out due to properties letting quickly in Summer and so I let the office know that this flat was perfect for me and asked them to help. The lettings team arranged a quick viewing for me and I reserved the property the same day. Lawrie in the sign up department was great and quickly passed me through the referencing process with little hassle or worries. The flat was quickly made ready for me by sbliving from the previous tenants and the office called to check everything was ok on move in. I put in a couple of minor requests which the office dealt with straight away. Since move in I have also had extra insulation fitted into the flat to keep my living costs down and to improve the EPC grade. sbliving are also in the process of fitting low running cost economy 7 storage heaters, so the flat was great but they are continuing to improve it for me which is why they are getting this glowing review! This is a great agency , This was my first time moving into my own place and i was new to leeds. I was shown around a property by Callum who were really helpful with the viewing progress and once I applied for the house I was moving in two weeks later. If I had any issues or questions Callum were always able to get back intouch with me and kept me upto date the whole time on the works and progress the house were making which I were really happy about. SB Living & Renew Property. I required a rental valuation and delightfully established they could also help with a quotation for my property rewiring. They were almost a thousand pounds cheaper than my previous quote!!! The standard of work conducted was impeccable.
Karl Johnson from SB Living initially visited to conduct a valuation of my property. Not only did Karl have excellent local knowledge from a market value perspective, he also gave me some additional valuable advice. This ensured I would find the right tenant, saving me a great deal of time and money in the long run. I felt that Karl genuinely cared about my long terms plans not just "finding a tenant for a quick fee" like some agencies do. It was through this initial conversation that I established the other side of the business. Karl kindly arranged for an electrician to conduct a valuation for the rewiring work. This is above an beyond Karl's job description but that is the level of service you will get from this company!
Scott, the electrician, arrived to carry out the survey for the electrical work. He warned me of the mess that this type of work could cause and the decorating that could be required afterwards. I can't stress enough that he did a truly amazing job with unbelievable limited damage to the walls. He far exceeded any expectation he had initially set out. Just brilliant !!
If this wasn't good enough (and it would have been) there is more... Simon Bland, a Director and Shareholder for SB Living, kept me up to speed with the progression of the electrical work at each stage. I mentioned early that these guys go above and beyond, another example of this was a phone call I received from Simon. This was to inform me they had been to buy a special glass drill that was required to limit any damage to the kitchen tiles. Scott had previously warned me they may have to remove some tiles. So to hear they had purchased a special drill and I was not charged extra for this service, was just another example of this company genuinely caring about my property like it was their own!
The work was carried out to the highest standard! In addition to this, as delightfully mentioned earlier, there was very limited damage done during the rewiring, the walls were left fully repaired and the whole house cleaned to an excellent standard. I have one very happy tenant too!
