I picked Fairtech from an Internet search for local architects. Matt responded very quickly to my email, we made arrangements to meet at my house where we discussed what I required. Within the agreed time scale Matt had drawn up the plans for my inspection and approval, once agreed, he then submitted them to Manchester City Council for approval. I arranged to conduct a measured survey at Mrs Cockerton's address the next day, despite having to re-schedule on-going work. At our meeting, the differences between permitted development and a householder planning application were discussed. Mrs Cockerton's desired kitchen extension (to match an existing rear extension) fell outside of the guidance given on the Planning Portal website as the rear projection would be greater than 3m. It was agreed that we would proceed with a householder planning application, and my planning drawing was approved for submission by Mrs Cockerton prior to me doing so. The desired rear projection was greater than that normally allowed by Wirral MBC, and an amendment to the proposal was requested by the planning officer (to reduce the rear projection by 263mm). It is not uncommon for amendments to be requested by the Local Planning Authority during a planning application. I have recently led an application nearby where we were successful in securing planning permission despite the proposed rear projection being 2m greater than would normally be allowed by the Local Planning Authority. It should be noted that this negative review was left during the planning process, when the building regulation drawings were still in production, and no contact was made directly to myself regarding any concerns. The building regulation drawings and specification have since been provided electronically to Mrs Cockerton in line with the timescales discussed at our meeting.

When working full time it was difficult to spend valuable time with family. This was due mainly to long working hours, often a long drive from home.

Some projects require the input from other professionals such as structural engineers and energy assessors. Should this be the case then we have strong links with chartered engineers who we can refer you to.

If your project is in England or Wales, we do not necessarily need to visit your property.
If you have a tape measure and a camera then you'll be take measurements and photographs in order for us to work with.
If you have an old estate agent's floor plan or planning application then the process is even simpler.
We have delivered many successful projects remotely and will continue to do so.
Measured Survey
The first step of any extension or remodeling project.
We offer measured building surveys as part of our planning and building regulations drawing packages.
Should you require an as-existing floor plan, or a lease plan then this service is also suitable for you.
Planning / Lawful Development Drawings
We offer planning drawings which are used to support planning and / or lawful development applications.
The drawings typically include as-existing and as-proposed floor plans and elevations (front and side-on views) of the project.
Building Regulations Drawings
We upgrade planning drawings to include the required information in order to gain building control plan approval.
Our building regulations drawings typically include annotated floor plans; a written specification; and a cross-section (slice through) the project.
The majority of our projects are checked by LABC (Local Authority Building Control) surveyors, as we are registered partners with LABC.
