How can someone tell if their Garage is suitable for conversion?
First check with the local authority/council that the property with the garage has no planning condition that prohibits it from being converted.
If no such condition is there it can be converted generally under Permitted development right - ie; withut planning permission.
Please check the internal walls of the garage to find if there is existense of damp - even if there is it can be treated.
Ensure the internal height is adequate at least 2.3m or above.

Underpinning of the exsting walls foundation if required.
New foundation for the infill area of the existing garage doors to be replaced by new windows & walls
creating inner insulated cavity walls.
Insulation the roof/ceiling.

How can someone tell if their loft is suitable for conversion?
Please check the internal height - Ridge point/highest point within the loft space from the floorboard are at least 2.3m or over
If it is then it is suitable for conversion.

Loft conversion with rear dormer is usually built under PD rights
However a full building control approval is required for any works.
Appoint architect to draw up the plans & subsequently a structural engineer to draw the structural calculations for all the steel beams to be used.
Party wall agreement if applicable.
Apply to local authority/private building control for the inspection.
erect scaffolding
create void space in party walls for steel insertion & strip out section of roof for steel delivery.
Arrange Crane to deliver steel / Timner directly to the roof space.
Install steel & create dormer.
Build floor structure of the loft floor.
Finish tiling/gutter/leadwork/windows etc - ie shell structure of the loft.
Internal Plumbing & electric first fix.
Insulation & drylining.
Create void in the floor & build staircase.
Plastering.
Second fix plumbing & electric - Bathroom if applicabe.
Painting & decoration.
Electrical certifiacte
Building control sign off.
