Brick up main entrance and fit window/door.
Insulate and lay new floor.
Cut in new access door from main property.
Insulate walls and ceiling.
Electrical work

Plaster board & plaster
Second fix carpentry i.e. skirting boards & architraves .

If you can stand up in the centre of your loft then it can be converted.
