Spatial Future Architecture & Design are a boutique design practice, located in the historic town of Stratford upon Avon, Warwickshire. We have a wealth of experience in residential and commercial architecture. Our varied portfolio ranges from small family home extensions to one off houses and small developments, from extensive renovations on listed buildings to securing planning permission in conservation areas, as well as large commercial projects.

Most garages will be suitable for conversion. In circumstances where this might not be suitable, I would recommend demolition and build a more suitable structure in it's place. Most garage conversions can be completed under permitted development (a set of rules that allow certain works without the need for planning permission). We can advise if permitted development right are intact on your property and if your garage conversion meets the requirements.

Stage 1: Concept Design
Spatial Future Ltd will engage with you, the Client, to develop a clear and defined design brief. This brief will form a framework for all design work going forward. Once the design brief has been agreed between both parties any changes can incur further costs, separate to the fee detailed in this proposal. We will produce an initial sketch scheme and explore with you design ideas and revisions, all supported with mood boards and 3D imagery of the design.

At this point we will complete a full measured survey of your property and create a detailed 3D model of the existing building and its curtilages. Depending on the complexity of the project a topographical survey may be required at an extra fee.

Stage 2: Detailed Design & Planning
Spatial Future Ltd will use the agreed concept design and create a detailed design package as required for your planning application. The computer model and construction technology will be tested to ensure it meets the very highest energy efficiency standards (as required in the design brief). Desktop studies and the necessary design statements and reports will be complied to support the application and design. Our experienced designers can also provide interior design consultancy, kitchen design and material selection.

Spatial Future Ltd will act as your agent throughout the planning application process and liaise with your local planning department as necessary. Please note that planning approval cannot be guaranteed. Any alterations to the designs once planning has been submitted will be subject to an extra fee.

Stage 3: Post Planning
Once formal planning has been approved, Spatial Future Ltd will complete the necessary drawings and information for tender and complete the application to discharge any pre construction planning conditions as required. We will submit tenders to suitable builders and help evaluate tenders once they have been returned. We can also advise on the construction contract before a contractor is appointed.

Stage 4: Technical Design
Spatial Future Ltd will complete the necessary construction drawings and specification documents required for construction. We will compile the necessary professional documentations (structural engineer etc) as required and submit these to gain Building Regulation approval. We will liaise with your local Building Control department and agent as your agent throughout this process.

Stage 5: Construction & Practical Completion
Spatial Future Ltd can provide contract administration services; ensuring the contract between yourselves and the builder is followed, managing any changes to the design and ensuring work is completed to a satisfactory standard. This is not included in our fee below and can be charged at an hourly rate, or a fixed fee agreed. Once the project is completed we will issue a Professional Consultants Certificate when all works are satisfactorily completed. This certificate is recognised by the Council of Mortgage lenders and all major insurance companies.

There is no better satisfaction than getting to know a client and their family, helping them to realise a creative and amazing space and seeing the benefit it has on their lives. Good architecture should firstly, and above all, improve peoples lives.

Spatial Future Architecture & Design was founded by Dominic Skinner in 2014. Dominic has over ten years experience of working in architecture, construction, interior design and project management. Having studied architecture at the University of Lincoln School of Architecture, Dominic felt that while many modern architects could design fantastic buildings on paper, they had limited knowledge of what it's like to actually build them. Many had an arrogant approach to projects, putting themselves above clients and their needs. My family are also extremely important to me. I have two young children (Edith who is two and Felix who is 3.5). being close to them, and having a flexible work life balance is key to a successful business. As a parent I can easily understand the needs of families who wish to extend their homes or build their dream house. And you can never have enough storage!!!

We approach a project with two main beliefs; that good design doesn't have to cost the earth and that everyone is entitled to a home or workplace that is healthy, cost effective to heat and cool, and provides them with delight and comfort. At Spatial Future, we pride ourselves on creating exciting and fun spaces for our clients. Spaces that give them what they want, that they can easily understand and visualise from the beginning. We 'design out the problems' before the client potentially enters into an expensive construction project.
