I've just sold my house and Smart Estate Agents were AMAZING. Rob came to value it and suggested a price higher than I had thought, with lots of relevant information to back up his decision. I instructed them on a Thursday, they booked 5 viewings for the Saturday and agreed a sale - at above asking price - on the Monday. If you live in Torbay/Exeter and choose another estate agency to sell your house then you are a fool... Adam from Smart's Torquay branch sold my property within 24 hours of it going on the market, unfortunately the 1st sale fell through, but Adam sold the house AGAIN with 48 hours. I initially had my property valued by Purple Bricks and also Haart Estate Agents, both of which undervalued my house at £150,000. Adam achieved a sale of £157,000 on BOTH occasions. The buyer of my property used Connells to sell their home for an extortionate rate, Connells were rude, unresponsive and slowed the whole process down. Adam was constantly chasing the buyers solicitors, something that Connells should have done. From start to finish Adam has been nothing short but amazing. Smart's use of social media is fantastic, they use every single avenue to sell your home, also the pictures Adam took of my property were fantastic. I have previously sold a house with Purple Bricks and apart from them uploading my property to the usual websites and taking the photos, they did nothing. I had to negotiate the sale myself, complete all the viewings and also run around and do all of the chasing. Smart did all of this and more for half the price of Purple Bricks! Tom was the estate agent for the vendors of the house we were buying. So really, not representing us at all. However, he couldn’t have been more attentive to our needs! I would most definitely recommend Smart Estate Agent. Right from the outset Rob was professional, honest and efficient. I recently used Smart to sell a 3 Bed Detached Property in Clyst Heath, Exeter. I had been quoted a fee of nearly £4,000 by various Estate Agents and decided to use Smart as their fee was £395 + vat, what a saving ! , my only concern was would I get the same level of service as an old style estate agent as the fee was so cheap, I am pleased to say that this could not have been further from the truth as Rob went out of his way to do whatever he could to sell this property at the right price as quickly as possible, which he did !!, this is a very impressive new spin on selling houses, I think the traditional model for estate agents could be in serious trouble if my experience is anything to go by as I saved around £3,500 !!!! I cannot recommend Smart highly enough, they have been fantastic to work with! We were initially torn between a traditional high street estate agent vs an online one, and Smart seemed like the perfect hybrid of the two. After comparing several quotes we listed our house for sale with them and saved over £2,000 in agency fees thanks to Smart's upfront and transparent prices! Rob and Lisa came to take measurements and photos and the ad went up very quickly. We were pleased with how professional it looked. Within 10 days we had sold! A special thanks has to go to Lisa Williams, who took care of all the conveyancing issues and queries in a highly professional and courteous manner. She was really on the ball with communication in the vital weeks following the sale. At the last stages when things were held up by a solicitor in the chain, thanks to Lisa's hard work chasing things up we were able to exchange ahead of our preferred completion date. I marketed my property in Heavitree with Smart Estate Agent recently. It was on the market for three days, had an amazing level of interest and achieved well in excess of the asking price. Lisa in particular dealt with the high volume of enquiries and was incredibly professional in negotiating the offers and securing me the best buyer.
