I went with SAM Conveyancing on the basis the on-boarding process purported to be quick and it was fixed fee. Both of these proved false.

Firstly, I was matched with a solicitor (Chadwick Lawrence) who refused to use the paperwork I filled out and insisted I fill it all out again using their app (a complete gimmick that has never been used again throughout the conveyancing process). I then get enquiries from the Buyer's solicitor based on incorrect information from the forms I filled out (indicating that the solicitor had copied out all the information again from the app and mis-transcribed it, thereby introducing errors). These errors were then passed on to me to correct. The whole process has taken over four months, largely it seems due to delays with the solicitor responding to communications (never messages unless directly chased), meaning that I am losing money for every day of delay. The solicitor refused to proceed to exchange until the tenants had left and now is not ready to exchange (meaning I have no income to cover bills on the property) and have incurred another service charge payment. I am not copied on any correspondence and everything provided to me is a redacted extract, meaning more time is being spent on hiding things from me than actually progressing anything.

Secondly, when filling out the SAM quote form, I informed them that the flat was on the 10th floor. Thereafter, I get an email (obviously once I had filled out all the onboarding paperwork) saying it would be an extra £1,000 for the deeds of certificate required by the Building Safety Act. I pointed them to the Government guidance which expressly says you should not require any advisory services to obtain this and that I would be handling this myself. Needless to say the fee demand did not in any way suggest this could be done myself and presented it as a mandatory cost until I pushed back. Then, over a month in, I get another fee request saying it will be an additional £500 because my flat is on the 10th floor. No explanation as to why that incurs a separate charge (I already have the cladding certificate and there is no mortgage). I pushed back on this again, and they grudgingly said they "may choose to waive the charge". Then, four months in I get another email informing me that a £500 charge will be added at completion because the whole case has involved extra work than anticipated. Again, no explanation of what extra work. It seems to be mainly linked to their own poor service.

I really dislike this kind of dishonest and untransparent behaviour (contrary to SRA principles), where they apparently give you a completely false quote and then can add a fee whenever they like once it is too late to do anything else.

Not impressed. Will be making a formal complaint.

Farcical and Diabolical Service.
From start to finish, my experience with Sam Conveyancing has been farcical and diabolical to say the least! I have given them 1 star but only due to the fact that there wasn't an option to give them anything lower.
They fed me incorrect and conflicting advice throughout the whole legal process.

Please be warned that they sub-contract their legal work out to other service providers and then devolve any responsibility henceforth.

Having taken my payment for a service, they continuously failed to address any of my concerns or respond to any of my requests for information. To add insult to injury, I still haven't received the legal document that I paid up front for!

Please, please, please, do not use Sam Conveyancing for any legal services! They will take your money and deliver a sub-standard service, if they deliver at all!

Absolutely diabolical company.

I first engaged with SAM Conveyancing in May 2018. I have just concluded my case with the Legal Ombudsman and I am now able to write this review. Andrew I made a formal complaint to you and Chadwick Lawrence in January 2019 – it is a pity you did not acknowledge my formal complaint or even acknowledge the poor conveyancing service I received. It has taken a year for my case to be investigated by the Legal Ombudsman and I can now say that my complaint for poor conveyancing service was upheld and I have been financially compensated for this.

When I engaged SAM Conveyancing, I thought I was paying for excellent customer service after reading, “Great service is at the heart of everything we do. If you aren't happy, then we aren't happy. We will treat your home move as if it were our own”. I feel this could not be any further from what I experienced. One of the reasons I’d chosen SAM Conveyancing was because I believed I would receive, “regular and informative updates - we tell you when something has been done and then what happens next”. I did not receive regular and/or informative updates, and during the land registration process it was ironically myself who was providing updates, especially when the land registration application had been withdrawn. What did my conveyancing experience entail? Delays, poor communication, mistakes, defamation (calling your customer “panicky”), mathematical errors in the financial statements, being double-charged for land registration fees, different figures in the statements with no explanations, land registration application withdrawn, being told I'd paid for a Deed of Covenant fee one minute and then later being told it hadn't been paid – overall a poor service.

The conveyancing service was outsourced to Chadwick Lawrence (something which isn’t mentioned at all on your website Andrew which I find is misleading and lacks integrity). I would implore you to be honest with your customers upfront on the website and tell them who you outsource the conveyancing service to. Similarly, there is a lack of negative reviews on your website which again I see as misleading and is illegal under Consumer Law. When you outsource your services, with that comes a degree of responsibility for the service they deliver. In my case, there had been a clear failure in carrying out the conveyancing service with reasonable care and skill which amounted to sheer unprofessionalism and poor service.

I did finally complete my purchase and am now in a home, however that does not take away the impact it had on me. The consolation I have is that the Legal Ombudsman upheld my complaint for poor service in my favour and I was financially compensated for this, but it cannot take away the impact it had. I was left beyond disappointed, deeply upset, defamed and stressed. I would not wish anyone to have the same experience I did and I have taken the time to write this in the hope that there are lessons learned and improvements made. Sometimes all it takes is an honest acknowledgement for the poor service someone has received and to show some empathy for how it must have made them feel.

Please do not lie SAM Conveyancing - the errors were spotted by MYSELF, not the solicitor, and this was just one very small part of the complaint. The complaints review was not handled quickly and was ongoing for months before I decided to escalate to the Legal Ombudsman. Again, please do not lie - I did not pursue the Legal Ombudsman solely for "more money" as you incorrectly state - I pursued for accountability and for changes to be made to their processes to ensure no other customer has the same experience as myself. Please be sincere or stay silent if you do not know the facts. You did not even have the courtesy to reply to my formal complaint. I hope you are able to learn from this and make changes so no other customer has the same experience.

Used SAM conveyancing for the purchase of a one bed leasehold flat.Initially I found SAM when looking for a surveyor. The RICS surveyor Rob was a pleasure to deal with. Survey was completed within 48 hours of being appointed, and the report was used to negotiate a reduction in the purchase price. Going thru the property onsite with Rob he pointed out a number of things which will be invaluable in the future. Searches and all other items handled by SAM were very good, and all the staff from the consultants to Andrew the director/manager I found to be friendly and will do their best to resolve issues.The panel solicitor used I did have some communication issues with, so my advice would be to clarify and agree response times for comms. Exchange and completion was a little more stressful than it needed to be due to the comms issues around a change in price, but we did it sorted and get over the line and completed as planned, and overall I was happy with the service. All I have to say is WOW! SAM conveyancing were efficient, effective, supportive, experts in their field and cost effective! They gave me complete peace of mind and I would not recommend anyone buy/sell a house without them; they sorted everything out for me!I bought my first property recently and the mine field of solicitors, conveyors, estate agents was overwhelming. The first thing I did was stumble upon SAM conveyancing's website which has a ton of articles to really inform you about the process from start to finish. Then they have their timeline and tick lists which keep you up to date with your responsibilities along the way so you know what's happening and what you need to be thinking about next...so you knew what was happening without having to even speak to them.Then there's the price...way cheaper than I was told it would be, covered everything, I didn't lose money when I got gazumped. The cost for everything including surveys was cheaper than I was told to expect the solicitor alone to cost.Then there was the service - outstanding! They managed the process but also my emotions. I was given great advice, especially as I was working under a strict time line. They chased people without needing to be prompted and gave me regular updates. They gave me peace of mind when I was sure something was going to go wrong. Who knew there was so much to know about buying a house but SAM conveyancing would continually inform me of what was going on behind the scenes, which led me to trust them.SAM conveyancing were sensitive to my needs in that I have a busy job which makes it difficult to make/take phone calls. I appointed SAM surveyors to help with my HomeBuyers survey. They were efficient and easy to use. The surveyor Guy Mattinson from Albright surveyors, was excellent, he was thorough and efficient and called me right after the survey was carried out to go through everything. I was very impressed with him. However when I tried to contact the admin team via email with a question I did not get a response which is why I have put 4/5 stars. As recommended by my mortgage advisor, I did my home-buyer survey from SAM Conveyancing. I am a busy person but getting in touch with them was very easy. Method of payment for the survey charge was also extremely easy. The charge was not expensive. Service provided by the surveyor, David Parlett, was beyond our expectations. He contacted me before and after finishing the survey. Additionally, he called me to discuss the report and the report was produced in less than 5 days. Most surprisingly, the surveyor replied to my email even on Sunday at 22:00. I am very happy with them.The service provided by the SAM Conveyancing and David Parlett was above Omotenash, the Japanese way of customer service. I recommend SAM Conveyanicing for everyone. I completed my house purchase after having to instruct alternative conveyancing solicitors following absolutely diabolical service received from SAM Conveyancing. What I didn’t realise is that SAM are just a middle-man and once you go ahead with them they simply instruct a third-rate, cheap law firm (Chadwick Lawrence) to do the conveyancing work. SAM simply processed a payment for very expensive, over-priced third-party searches and dropped the hat from there onwards. My new lawyer’s jaw dropped the floor when she heard how much I paid SAM for the searches. In addition, my searches did not come back within the timescales promised and I had to call up my local authority directly to chase them as SAM were so unhelpful and unresponsive. I then found out that the search firm SAM had instructed used a slower, cheaper service - a common theme in my experience with SAM. I made more progress on my house purchase in a few hours of instructing an alternative solicitor than I did in a few weeks of back and forth with SAM and the budget “solicitors” they instructed.

Chadwick Lawrence, the solicitors SAM instructed, were highly incompetent and reckless. I implore you to read the reviews of Chadwick Lawrence which will give you a true picture of the type of law firm SAM instruct to work on your case. It’s very clever marketing that SAM use in hiding the fact they instruct a law firm that has such an utterly appalling reputation. Take 5 minutes of your time to search for Chadwick Lawrence reviews and see for yourself the disgusting (and in my case, negligent) service they provide to their clients. The trainee conveyancing executive that was assigned to my case had absolutely no idea what she was doing and did not respond to my emails or calls on multiple occasions. She made fatal errors in the process, for which I have reported Chadwick Lawrence to the Solicitors Regulation Authority.

When I raised my concerns with Andrew Boast, a director of SAM, I received shockingly obnoxious, rude and defensive emails from him. He failed to acknowledge any of the issues I raised and was instead more concerned with me making “defamatory accusations” - having absolutely no regard for customers’ views. I was taken aback by Andrew Boast’s highly unprofessional behaviour - when I mentioned this to him, he started telling me he was a “professional accountant” - thanks for letting me know about that irrelevant fact which has absolutely no relevance to the poor service I experienced and offers no reassurance for a house purchase transaction!

I realised from this nightmare experience that you actually get what you pay for. You pay for a cheap service and you get a cheap service in return. I highly recommend instructing reputable conveyancing solicitors directly and not relying on middle-men “conveyancers” like SAM who act only as “case workers”, instructing a questionable law firm and providing no real service whatsoever.

Avoid this firm at all costs! I know how tempting it is to try to save money (I did it myself) but a house purchase / sale is one of the biggest transactions of your life so pay a bit a more for a reputable solicitor; I literally couldn’t believe the difference when my new lawyer took over my transaction - everything moved so quickly and effortlessly and it just highlighted even more the dangerously poor hands I had left it in with SAM and Chadwick Lawrence.

If it wasn't for the Team at SAM we would never have moved. We were in the middle of a chain of six. It seemed as though every conceivable roadblock stood in our way from first time buyers at the lower end of the chain not instructing their Solicitors to a Death at the top of the chain the day of exchange. Some of the Solicitors (not ours) seemed extremely driven to prolong the process as long as possible. I would have definitely thrown in the towel if it wasn't for these guys taking over all the headaches, talking to everyone, finding routes around the roadblocks. They are always committed to solving problems and making it happen. It genuinely wouldn't have happened without them. They went way beyond what anyone would ask from a Conveyancer. I have recently used their service to do a home buyer's survey of a property I am purchasing. After doing a bit of shopping around I found there price was at least £100 cheaper than other businesses I checked. Booking was quick and easy. The report was very detailed but written in plain English. All issues, no matter how small, were addressed in the report with a severity rating of 1, 2 and 3. The surveyor himself also called me to give a verbal brief on his findings. That was assuring because an inexperienced person like me might find it difficult to translate the report to real situation.Room for improvement - the summary of findings can be shown as a table. I found one category 3 finding was missed in the summary although mentioned in one of the sections. More...

I love helping people move home successfully - it's so often a stressful process for people and, as a firm, we do all we can to remove worry from our clients.

I have worked in the conveyancing legal sector for more than 15 years and my wife, a qualified lawyer, and I developed an idea which revolves around encouraging people to share mortgages to increase their chances of realising their aspirations of home ownership. This became a business called Share a Mortgage.

We also wanted to use all the knowledge and contacts we have to help people in general move home as seamlessly as possible. This became SAM Conveyancing, a part of Share a Mortgage.
