Ian Butt, from Prospect Tree has helped us from the very start of our journey when we were looking to buy our first home.
Ian is just amazing! As a first-time buyer I wasn’t too clued up with the whole process and Ian was just incredible from start to finish. Any questions I had (and I had a lot), he was more than happy to help and told me no question is wrong and to ask away. Which was reassuring, especially when you’re making a big life decision such as buying a house and taking out the biggest loan of your life! It can be overwhelming, but Ian was there to help us through the whole process – and he’s great at it and definitely knows his stuff! He also gave us tips on how to deal with Estate agents and helped up with finding a solicitor.
Ian is a delight to talk to and we always have a good chit chat before talking about the serious stuff! He seems to really care for his clients and understands the emotions that comes with buying a house. We have been speaking throughout this year (2022) and he is always happy to help. He responds quickly and works extremely hard, even late into the evening to ensure forms and applications have been submitted. He even called me while being on holiday to let me know that our mortgage application was a success and the mortgage offer had already come through – he was over the moon for us! Sadly, our offer on that house fell through, which was devastating however Ian found us a better mortgage deal which was accepted and we are now in our dream house.
Through out of this journey not only did Ian find us a mortgage but he helped us with the protection & insurance side of buying a house. He found us a good deal on our Life Insurance which cover my partner working as a carpenter. He also found my partner Income Protection Insurance which also protects us in many different circumstances. I would also like to mention his wife Debbie Butt who does the admin for Ian, she is really helpful and kind who also knows alot about mortgages.
I feel like we have built a great friendship over the years I will always now use Ian as a Mortgage Broker and Protection officer. I’m always recommending Ian to anyone who needs mortgage advice – in my opinion, he really is the best!

Having looked online at mortgages, I began to get a headache at the constant form filling and information gathering. I was recommended to Prospect Tree Mortgages and have not regretted using their service at all. Graeme, Phil and Fred have been brilliant in helping to gather information from me once and applying this where needed to gather mortgage options. As I’m applying for the mortgage solo currently due to my husbands self employed circumstances with covid, I didn’t think I’d be successful in getting to where I needed with the mortgage options, but low and behold, with lots of back and forth on their part, they helped me make it possible to get on the property ladder. I was sceptical of utilising a third party to do all the leg work at first as the simple truth of ‘I could do it myself’, but they are worth their weight in gold and make the entire process so straightforward and effortless for you so I’d highly recommend them. They keep you updated on progress and where things are and give it to you straight if something isn’t going to work out as per your expectations so you are fully aware of anything you may need to do to be successful, in my case I needed to clear a bit of debt to get the value I needed on my mortgage, and they were open and honest about what that would mean if I didn’t .
