Really dodgy company. Consistent increase in maintenance fees - were currently paying £159 per month for a lack of services provided. The breakdown of these services do not match what we actually recieve. Ive been complaining to various members of senior leadership in the company for over a year, however they deflect the issues and proceed to resolve the issues by increasing the maintenance fee or ignoring the complaint. The property manager tries to resolve some of the issues but it is not enough and it takes a long time for anything to be put in place. The most poor service is the cleaning and regular property management. Our building constantly smells of urine, which has attracted flies and other unwanted insects. An easy solution would be to put in CCTV in all communal areas to address and deter the criminals who are making this a inhabitable place to live - I would happily increase my maintenance fee for this service. However the CCTV must be properly managed and Police must be able to have access to it and not needing to know exactly what time of day a criminal may have offended (this has stopped us from pursuing a crime before).

There is no publication of residential meetings between director and customers which is a violation of their own policy. The director should also be a member of our building but isnt.

I am unable to make an offical formal complaint external to the company due to them not publishing what scheme they are a member of i.e housing ombudsman. This again makes them more and more dodgy.

Worst company, disorganized and irresponsible. I live in their building and from the outside of the building on the balcony the walls just protrude and are covered with mold. Every time we write to them, we call them to send someone to fix the outside walls , their answer, the man who does this job will call you. And the “man” as they say Harry, has never called us, although 4 months have passed and every time we write to them, we call, they say the “man” worker will call you. Megan who works there is negligent and I asked her to help with the noise in the building from the upper apartment. The tenants are noisy endlessly. Megan always says I'll call you back and never calls back. All walls are saturated with water when rains the outside penetrates the water to inside the apartment. My husband owns this apartment where I am living now, and Merlin Estate never ever take a note of damaged walls, mold, or help to contact the owner of property if tenants causing problems.
