How can someone tell if their Garage is suitable for conversion?
Planning permission is not needed if you do not plan to alter the structure or the external appearance of the garage. If however your garage falls under the following criteria planning permission may be required.
- If you live in a Listed building or a Conservation Area.
- Some new build homes register the garage for parking only, so an application to convert it may be required
- Detached garages are likely to require ‘change of use’ planning permission to be converted into habitable space.
Run us through the different stages of the Garage conversion process - what's involved?
Design meeting - Initial meeting to access clients design needs and what they want to achieve from the conversion. During the meeting some proposed sketches are created.
Measured building survey - Site survey to pick up all the important aspects of the building to allow design and application to the local authority. Plans, sections, elevations, drainage, vegetation and structural data are collected and used to compile the CAD drawings.
First design draft - First draft designs sent to the client for alterations and approval
Second design meeting - If required a second site visit is an option to firm up designs and answer any questions the client may have.
Submission of application to local planning authority - 8-10 week lead time until decision depending on local authority work load.
Local authority decision - Pass !
Structural design - If required structural calculations are created along with drawings suitable for on site use by the builder and for costing purposes
Commence building works (c/w builders notice)
Building regulation inspection - Carried out by a private building inspector company, separate from the local authority, providing a more professional, cost effective and faster service.
Building works complete !
How can someone tell if their loft is suitable for conversion?
The two most important elements required for a loft conversion -
- Space for a new stair in the existing corridor up to the new loft floor level (ideally over the existing stair)
- At least 2M head height in the loft (distance from top of loft floor joist to underside of ridge beam)
