If the garage was built at the same time as the house, it should be on the footings of the main property or have a solid foundation, this can be found on the original drawings.

Firstly you would want to make sure the ground was suitable, if you were removing the garage door and replacing with brick work or door or window etc, this would need building control as a footing would need to be put in place. A damp proof membrane would need to be laid on the floor before any joists and flooring could be laid. Stud walls would need to be insulated and so would the roof to provide warmth, electrics an plumbing would need to go in at this point before plasterboard is fixed and the room is plastered.

Firstly you would need to asses the shape, height generally more than 2.2mt and width of the roof internally and externally, and the general condition to see whether it would be suitable for a conversion.

Firstly you will need to consider light and which windows or domer you will be using. you will also have to put new floor joists in as the ceiling joists are not structurally safe and can not be used as a floor base.
insulation will be required celotex, kingspan in between rafters with a 50mm air flow
plasterboard will need to be fixed and plastered.
Steel beams may need to be installed down to structural engineers designs to replace perlins or to support floor joists
sometimes chimneys and water tanks need to be removed for the project.
you will also have to install new stairs and lights.
