Drawings Inc gave us a superb service. Geoff replied to all of our emails straight away and took time to go through everything with us thoroughly. He was happy to visit and work on our plans as many times as we needed to get our final drawings. Q&As

When considering the conversion of a garage the first thing to establish is what will the room be used for, if the answer is classed as a 'habitable room' eg a bedroom or lounge, then we will need to consider a greater level of insulation and comfort than if it is to be a utility room.
Next, we consider what we already have - what are the walls and roof and floor made of? will these still be suitable if the internal use changes? Can we reuse any windows doors etc?
Now we need to work out if it will be easier to convert or start again from scratch - How much will have to be demolished to get to the desired space?

Stage 1 is to establish if the work can be done under permitted development - in other words without planning permission - if it can then go to stage 3.
Stage 2 if we do need planning then we need both existing and proposed drawings to show the planning authority what we are proposing and how it will affect both our building and its surroundings
Stage 3 Once we have planning approval then we need building control drawings to show a contractor/builder what is required in terms of materials, structures, drainage, insulation etc..

When considering a loft conversion the first thing to establish is what space is going to be achieved by the conversion. It is possible to do extensions to a loft space e.g dormer windows, , hip to gable extensions etc. but these will add to the costs of the work
Next, we consider what we already have - what the roof and floor made of? older pitched roofs will often be easier to convert than a trussed rafter roof.
How will the internal access be achieved - if we have to lose a room on the floor below to achieve a room in the loft is the proposal still viable?

I find this to be one of the most satisfying careers possible as I get to meet different people along the path of a development - the client who has an idea of what they wish to achieve but is unsure about how to get there, planners who understand that we need to achieve a design but must also ensure that it complies with planning policy, contractors who need to be able to achieve the goal whilst still staying compliant with regulations in both building and health and safety. And all of the other consultants, advisers and contractors along the way. Ultimately being able to take a spark of an idea to begin with and turn that idea into a reality is one of the best feelings in the world. Add to this the fact that every project is different and so presents its own set of challenges, and this provides a job that is always changing, always challenging and always moving.

The need to provide a professional service, tailor-made to each client that whilst still following a well-worn pattern of applications and approvals offers each client the maximum in terms of the thought process and options, all in an effort to achieve something that will change their lives or at the very lease the way they live their lives.

Ultimately I offer a professional service. The drawing services I offer are probably no better and no worse than many of my competitors but where I have the edge is the idea(s) that are presented before we get to the final drawings. The way that I approach a challenge and the ability to think outside of the box to provide solutions that not only achieve the basic requirement but try to squeeze the absolute most out of every possible situation.
