About

We are a father and son business who have expanded over the last few years covering a range of projects from basement conversions and under pinning to garage, side and rear extensions, loft conversions and full renovations. In October 2017 we we featured on George Clarks Ugly House to Lovely House on Channel 4 which was a very interesting project and a very different yet exciting experience working on TV.

Bates Building and Carpentry Limited went into liquidation in December 2018. All reviews before this date relate to that company and not to Bates Property Conversions, which is a new business trading under a similar name.

We engaged Charlie for a dining room/kitchen renovation project (knock interior wall down, plaster walls, fit kitchen etc) but we also required a full rewire of the house and a brand new central heating system. From the initial visit to give us an estimate right through until finishing up the snags Charlie (and George when Charlie was away) has been an absolute pleasure to deal with.Charlie was constantly available to speak with throughout the work and ensured it was delivered in a timely and satisfactory manner. George and the team replaced a conservatory roof, knocked through into the new room from the kitchen and refitted the kitchen and created a laundry space under the stairs. Right from the start George was a pleasure to deal with, very communicative and thorough. Whilst we tried not to change any plans once started, there are always those times when a re think is needed, George took these all in his stride, and helped create a space which is better than we could have hoped for. Bates Carpentry have been fantastic working on our home, across a number of projects. From creating bespoke shelving solutions to building a frame in which to fit a new period front door, their work is always of the highest standard and they are always a pleasure to have in our home. My only regrets with Bates Carpentry is that I hadn't found them sooner. I've had people in to do other work here and they were not a patch on Bates Carpentry. I LOVED them. They were amazing. Nothing was too much trouble. Both Charlie and George have really wonderful, positive attitudes to get things achieved and where I had others in to quote and said what I wanted, where others had said it wasn't possible, Charlie took the time to discuss how it could be done and in turn, converted the space here into something I didn't think possible, really increasing our quality of life. Their team were incredible. They arrived at my house in a whirlwind and I blinked and they had taken my old kitchen out, knocked a wall down, sorted a load of electrics, blah, blah, blah, everything! Such fast workers! The work they had done was of a very professional standard. My kitchen is BEAUTIFUL! They converted my outbuilding into an office come laundry room as we were desperate for space. Seriously, they went above and beyond, clearly taking it as a challenge and they excelled. They really thought about it and delivered a very well insulated, nicely finished room. I live in a small house with two young children. They work they were commissioned to do was on 75% of the space here which was a challenge for us but they were really helpful and respectful of sometimes having to share the space with us. For the work they weren't able to do for me, they put me in touch with other really great tradesmen. I would consider it a very good recommendation if Charlie or George had passed on their names. I could go on forever with how I love what they did but I won't because I don't have time but basically they took out a big thick wall containing gas and electrics, ripped out and then fitted a new kitchen, new plastering, fixed and fitted doorways and doors, fitted new (very effective) insulation, laid new flooring, skirtings, created a new external doorway and bricked up and rendered the old, fitted new doors, windows and basically took my house to the next level. Q&As

Almost any garage is suitable to be converted but in some cases it may be more difficult and more costly. The things to consider are;

Old Concrete Beam Style Detached; It may be difficult to convert as some can be unstable and would likely be easier to pull it down and erect a new cavity wall. Foundations may need to be checked if this is a likely option. The roof may also be asbestos so this will require a survey from a local registered professional. Foundations may not need to be changes if you are keeping the existing wall and upgrading the inside wall with stud and insulation and installing a similar ceiling as existing.


Side Garage Connected to House; These are generally easy to convert as they will already have the foundations in place if the garage has a room above it. If it is only a garage with roof then this is still an easy conversion but it may however need additional insulation on the external walls, roof and floor. Generally 100mm celotex.

The first part of the process is to get planning permission to check that your build needs approval. It may be the case that you can convert the garage but the front has to remain the same. Then you must contact building control, they will check it is being built to regulation. Then the planning will start as the project is set out and organised by the company.

Stage one of the build is rip out and demolition . This means clearing any obstacles from getting in the way and disconnecting any services needed.

Stage two is Laying any foundations needed and to install the stud work and insulation including the first fix plumbing, electrics and drainage.

Stage three is boarding and plastering the areas which started to cover the 1st fix items. Its at this stage it starts to look more like a room than a site. After the plaster has been allowed to dry the decorator applies a mist coat on the walls ahead of decoration.

Stage four, this is whats called the second fixing stage where the skirting, doors, kitchen etc start to get installed along with any floor coverings. After these are fitted the electrics and plumbing are then finished off fitting any face plates, taps and light fittings.

Stage five the decorator will start to prepare the surfaces and decorate accordingly.

Stage six is the clean up stage where all surfaces and cleaned through ready for handover.
