How can someone tell if their loft is suitable for conversion?
There are a lot of factors that come into play and every project is different. It's best to consult an architect and have a detailed conversation about what the opportunities and limitations might be. Code and zoning regulations vary by municipality and various physical aspects of the structure (construction type, location on the lot, intended use, etc) play a significant role. We are experienced in what is called "adaptive reuse" of existing structures and are happy to advise potential clients. Feel free to give us a call to discuss your project.
Run us through the different stages in the loft conversion process - what’s involved?
We work very closely with our clients during the design portion of the process, which involves schematics (layouts, dimensions and locations of spaces, code compliance, etc) and design development (aesthetics, selection of materials, detailing, etc). We also consult with structural and mechanical engineers when the project requires that. Once the schematics are completed we put together a set of drawings for filing with municipal agencies and we guide the project through that process. While the project is going through the approvals process we develop it further, putting together a detailed set of construction drawings which will be sent out to contractors for bidding and eventually, when a contractor is selected, will be used for construction. During construction we are actively in contact with the contractors, do regular site visits and, if necessary, are present during inspections. Some municipalities require signoff and/or the issuance of a Certificate of Occupancy and we navigate that process as well.
