This is my second business. During the last recession, all my colleagues were looking for employment. I knew that as a small business startup I could help both the national as well as the international economy recover. I formed the business in response to those 2 forces.


Included in MAP’s Architectural Services is the coordination with the Mechanical, Electrical,
Plumbing (MEP) and Fire Protection Engineers; the Structural Engineer; the Landscape Designer; the existing conditions Architectural Surveyor, the Site Surveyor; the Zoning Attorney/Consultant, the Expediting/Code Consultant, any variances and/or PAAs, the Change of Use of the Certificate of Occupancy Filing Representatives; the Asbestos Inspector and the Controlled Inspectors for engineering disciplines.

Gather existing pertinent information, including any existing architectural drawings and survey of the property on file with The City of New York DoB and/or other entities.

In consultation with the Owner, prepare a detailed list of programmatic requirements. Coordinate with Expediter/Code Consultant and Site Surveyor to prepare a Zoning Analysis/Constraints Summary and proposed maximum footprint/envelope. Prepare a ZD-1 drawing.

Finalize, in consultation with Owner, a likely footprint and total area of the proposed Project to form the basis for work in subsequent phases.

Schematic Design layouts including site plan, architectural plans without furniture placement, and exterior elevation studies. Work with a Contractor or an Estimator/Code Consultant to provide a Schematic Design cost estimate based on selected layout. Work with Owner to revise and finalize Schematic Design as required to conform to budget.

Finalize exterior and interior design details incorporating Owner-provided information. Develop a set of Design drawings including (a) architectural plans, enlarged plans for architectural detail, reflected ceiling plans and key interior elevations or sections; incorporating Owner-provided furniture and furnishings inventory and finishes, materials and manufacturers’ products; (b) developed site plan and exterior elevations with materials and manufacturers’ products options (*). Work with a Contractor to provide an updated cost estimate. Revise (a) and (b) above in this paragraph as required to conform to budget. Work with a Contractor to develop a schedule; identify long lead time items for pre-purchase; and to structure delivery of contract documents/packages so as to minimize project duration, as possible.

Visit project site to observe the progress of the work to determine if the work is being performed expeditiously and in conformance with the design intent. Provide clarifications and/or revisions as required to address field conditions, attend project meetings, review shop drawings. Prepare punch-list to verify compliance with design intent. Review Contractor’s requests for payment. Included in MAP’s architectural services is President’s attendance at bi-weekly virtual meetings at site during Design phases.

Assist in obtaining and reviewing bids, review Contractors’ qualifications, assist in negotiating proposals for construction services.

Prepare drawings and documents for filing with The City of New York DoB or similar appropriate local authority. Work with Expediter/Code Consultant to prepare forms for the architectural portion of applications.
