How can someone tell if their Garage is suitable for conversion?
Here's your checklist for converting a Garage to livable space:
- Are the Windows and Doors are properly sealed? Are there signs of water leaking through the sides/corners of the windows? Is there water entering under the doors? Moisture build up issues must be resolved prior to converting a garage to livable space.
- Size of existing windows. Do they meet bedroom egress window requirements? A building permit is required to change the size of or add windows if existing windows do not meet egress code requirements.
- Does the garage have adequate HVAC supply? HVAC plans from mechanical engineer are required if no existing system is on file for the house.
- With the addition of livable space. will your existing bathrooms meet the requirements set by the Department of Health for bathrooms to livable space? If not, you may need to add another bathroom. Are you adding another bathroom to your existing septic system? You will need to verify that your existing septic system holding tank can handle the addition of a new bathroom. Let's hope so...
- Is there an overhead garage door? Be prepared to have a Structural Engineer provide structural plans for the permit to enclose the existing garage opening.
- How does your Electrical Panel look? Are there any available breaker openings? The new livable space will have power demands usually greater than a garage that is only used for parking cars. If you don't have any open breakers, you should have an electrician measure your current home power inlet and confirm if you can upgrade your electric panel to a larger panel with more breakers or install a sub panel. The electrician may also inform you that an electrical service upgrade through your electrical provider may be required before upgrading your electric panel or installing a sub panel.
Run us through the different stages of the Garage conversion process - what's involved?
Stage 1 - Planning - Go through the Checklist: Windows, Doors, HVAC, Bathrooms, Garage Door and Electric Panel. Draw a plan of desired rooms/layout. Do some research: check the existing plans and survey registered for the property with the county. What changes will need to be made to reflect the planned work? Create a budget, including: Checklist, Plans, Framing, Plumbing, Electrical, Insulation, Drywall, Trim, Painting and Flooring.
Stage 2 - Plans - Procure plans as needed: Structural, HVAC, Plumbing and Electrical
Stage 3 - Permit - Submit permit request for planned work accompanied with appropriate Plan documents. Additional information may be requested with the permit application. The application isn't complete until all documents are submitted. Once the application has been approved, work can begin.
Stage 4 - Rough Work - Structural work: Windows, Openings and Exterior Walls. Plumbing. Electrical. HVAC. Framing. Doors. Insulation. Drywall. Trim. Vanities and Plumbing Fixtures.
Stage 5 - Finish Work - Wall Texturing. Painting. Electrical Fixtures. Door Hardware. Flooring.
