Whether you've just had a planning application approved or you're undertaking a permitted development you will need to undertake a building regulations submission. These drawings are submitted to building control and given to your building contractors to work from during construction. They include the construction details and specifications to be abided by on-site to make sure construction work is completed to the necessary standard.

As part of the construction drawing design process the following items are undertaken as a standard to provide a service flexible enough to cope with any potential on-site changes:

Study Existing Precedents - as part of the service we offer, it is usually possible for the initial fixed price to include the provision to come and undertake a survey of the site prior to any design work being undertaken. This survey will be sufficient to take the drawings to the planning application stage. Post-planning; should any additional survey work be required to be undertaken then the studio will incorporate this as part of the original fixed price. If the survey proves to be complex enough to require an externally sourced surveyor - then Teqt will assist in the process of appointing a trusted surveyor.

Research How Materials Connect to One Another - this goes hand in hand with the original design progression, as part of the design process Teqt will ensure all materials are suitable for the situation. Should any anomalies occur during the construction process - the studio will work with the building contractor to detail any alternative situation.

Learn different wall, ceiling, and floor build-ups - Teqt does not just regurgitate previously used details. Every situation is different - no matter how large or small the deviation is. Therefore, to ensure no detail is missed or incorrectly assigned, every situation is reviewed as if it is a new scenario.

Copyrights

Many architectural practices tie the drawings they've handed over to you in copyrights so as to ensure they still have ownership over them, causing potential future legal disputes. When we hand over your drawings we hand over ownership with them.

Due to experience held in-studio at Teqt, most existing situations can be adapted to with relative ease. The studio holds a great amount of knowledge in several CAD, BIM, and rendering packages meaning that not only can a wealth of technical experience be capitalised upon - but also vast knowledge in the software used to create accurate and attractive drawings, models, and renderings.

Building Information Modelling [BIM]

Building Information Modelling [BIM] is engrained within the studio. With 10 years experience of working with BIM software on several large-scale projects - the studio strives to ensure as many BIM standards are incorporated into each job as possible. The software above aids the practice in achieving this, however, the studio does not stop there - we have our own BIM protocol in place adhering to both the PAS 1192 and ISO19650 regulations, as a standard on each project, no matter how big or small. Should a greater level of BIM be requested - this can also be incorporated into the workflow.

BIM Management​

Should you require an independent BIM Manager to solely manage the information being fed into a BIM project - we can also fulfill this role too. TEQT has experience in working with federated models - as well as knowledge of working with COBIE.
