Services

We provide a professional and diligent house clearance service nationwide. For instance, we will always clear and clean to a high standard making the property ready to be sold. Our team are experienced in dealing with Probate Properties and understand this can be a sensitive matter. Therefore, we will send a full report and images to the client after clearance has taken place.

We will separate all sentimental and valuable items ready to transport to our client or our secure storage. Anything else left in the property will be disposed of. All recyclable items are processed ethically and in accordance with legislation. Whenever we can, we will donate any unwanted furniture to charity.

Our paperwork and chattels search involves going to the property to search for and gather important paperwork which may assist with the administration of an estate. Due to our experience we know what to look for, whether that's property deeds and mortgage statements, financial paperwork relating to bank accounts or legal documents and an original Will.

At the same time, we can also drain down and isolate the services and take updated utility readings. All paperwork and chattel searches are documented via video and photos which are sent through to you via a report after we have completed the search.

A Probate valuation is essential when applying for Probate. It will assist you with your application and determine whether the estate is subject to Inheritance Tax. The report you receive will also provide you with information on the condition of the property and will give you a rough estimate of the sale price.

A contents valuation will assist with your probate application. The report will take into account any collectable/antique items and what they are worth. This will help when you locate a buyer for the items.
We can also deal with locating an auction or company that purchases collectables for you.

We will change all external locks to make sure they comply with the Unoccupied Home Insurance policy. This will make sure our client also has an account for all copies of the keys. Whilst we are changing the locks we will also make sure there are no broken windows and/or doors, if there are one of our trained experts will fix these whilst on-site (if these can't be fixed, we can board up the broken area to make it as secure as possible). Whilst at the property we can drain down and isolate the services and provide you with up to date utility meter readings. We complete an unoccupied insurance compliant report, at the same time we can also insure the property for you and provide weekly visits as required by the insurers if needed.

All properties that need to be sold will need an up-to-date Energy Performance Certificate (EPC). We can organise this for you as well as supply copies to the parties that require the EPC.
