Services

You can perform certain types of work without needing to apply for planning permission. These are called “permitted development rights”. We can assist in determining if your property has permitted development rights and how to take full advantage of them. If you want to be certain that the existing use of a building is lawful for planning purposes or that your proposal does not require planning permission, we can prepare and apply for a ‘Lawful Development Certificate’ (LDC). It is not compulsory to have an LDC but there may be times when you need one to confirm that the use, operation or activity named in it is lawful for planning control purposes.

Where proposals fall outside permitted development we will prepare and submit a planning application. The application will comprise existing/proposed plans and elevations to detail your proposed development. The package of information is suitable for electronic submission to the local authority planning department and is complete with the necessary licensed Ordnance Survey mapping.

Building regulations approval is required for all projects. We will prepare and submit a building control application comprising a package of detailed drawings, a technical specification and associated supporting information such as structural calculations. Our building control packages double up as construction drawings for your appointed builder to provide a fixed cost quotation and to construct from.

Using the latest BIM software, we can provide 3D visualisations for your projects.

We provide structural calculations for timber and/or steelwork supports required.

So much more that panoramic scans, Matterport empowers people to capture and connect rooms to create truly interactive 3D models of spaces. Point Cloud data from the digital twin are quickly imported into architectural models to produce high-resolution floor plans, reflected ceiling plans and internal elevations.

A party wall is a wall shared by two adjoining properties. There is law that governs what you can and cannot do to a party wall without seeking the consent of the adjoining owner. If, for example, you are building a conservatory or an extension to your home, you will quite often need a Party Wall Award, and this is something which surveyors are trained to negotiate and agree between the parties. In certain instances, it is a legal requirement to adhere to the provisions of the Party Wall Act prior to carrying out works.

A Build Over Agreement (BOA) may be required when building an extension to your home. The scope of work might be the most important part of a construction agreement – even more important than the price. Without a defined scope of work, there’s no way to know what work must be done. That means it’s incredibly important to establish the scope when contracting to show what tasks must be done, and who’s responsible for those tasks.

Beyond the statutory building control inspections carried out by either the local authority or licensed inspector, we can provide on-going site construction phase inspections to confirm all works are completed in accordance with the agreed drawings, specifications, and scope of works.
