With years of industry experience and as a freelance architectural designer, I am actively seeking to offer personalized services to my clients. I specialize in small residential projects and house refurbishments, utilizing a research-led design approach. My focus is on creating comfortable, functional, and modern spaces inspired by my clients and carefully designed with their needs in mind. Typical Project Stages for a Planning Application

Site Survey
My services include a full-measured survey of the property.

Existing Drawings
I will prepare the drawings with all the relevant existing floor plans, elevations and sections.

Pre-design
At this stage, I will study the site and your property and will summarise your brief and ideas. We will agree on the direction of the Proposed Draft.

Proposed Draft
I will prepare a draft of the proposed layout with a minimum of two design options followed by a discussion to move the project towards the final design.

Final Design
I will prepare all the proposed floor plans, elevations, views and sections. We will discuss it and minor tweaks will be done, if needed.

Planning
Once the proposed layout is agreed upon, I will prepare the final set of the Planning Application Drawings and the relevant Supporting Documents.

Submission
I will submit the Application to the Planning Authorities at your Council and will provide you with instructions on how to pay the planning fees to the Council.

The final set of Documents
You will receive the final set of documents and drawings in a .pdf format after all due payments are cleared. Before that, you will have access to the jpeg versions of the documents and drawings or stamped PDFs.

Approval Stage

The Planning Approval usually takes 6-8 weeks, but sometimes it may take longer depending on your Council. During that stage, I will communicate with the Planning Officers, follow up with them and amend the submitted documents and drawings, if required.
The stages towards the approval of your application are:
• validation of the planning application where all submitted documents will be checked for compliance with the council’s requirements.
• a planning officer will be assigned and will advise if any amendments or additional documents are needed.
• the application will be sent to the senior management for approval.
• you will receive a confirmation letter if your project is approved.
All timeframes will be included in your quote. Typically, a project involving a Full Planning Application for a single-storey rear extension will take 4 weeks from Site Survey to submission.

While awaiting the approval of your application we can work on or discuss:
• Interior Design
• The Party wall (if required) and advise on a Party wall Surveyor.
• Thames Water Build-Over Agreement (if needed)

Building Regulations
Once your application is approved by the Council, you will need your project to be approved by Building Control. If you decide to submit a Building Regulations Application to your local Council, instead of hiring a Private Building Control Specialist, I can assist with the needed drawing myself or will help you with finding a Building Regulations Designer and a Structural Engineer.

Tender Documents
I can prepare drawings and specification documents to help you get a quote for the construction phase of your project. At this stage, we can discuss things like lighting plans, electrical and mechanical plans, specific materials etc. This will help the building companies that you will contact to prepare an accurate quote for the construction work faster.
